This afternoon, I shared my mushroom story on the Tuesday Zoom call, and spoiler alert. The story was a little scary, but it has a great ending. Um, I got lucky!In June of last year, I was diagnosed with late stage ovarian cancer. It's usually pretty nasty, and the prognosis is not exactly optimistic. Roughly 24 hours from now I will walk into my Alma Mater, St Paul Public School in St Paul, Nebraska, and speak to 2 different business classes of high school students about the process of buying a home as a first time buyer. Next week I will do it with two more classes of juniors and seniors.I am somewhere between extremely excited and somewhat nervous. The excited part is par for the course for me because I used to love, for years, teaching first time buyer classes.  As my business matured I slowly moved away from doing them.The nervous part is that over the past 5 years...the market has changed and some of what I taught back then is no longer the norm.  AND I do not have many first time buyers right now.So I am reviewing and redoing a bunch of what I will have roughly 30 to 35 minute... 04/09/2024

Monday Motivation: How to inspire the "non speaker" to speak.One of my favorite books 'Doubling Your Brain Power' address this question and I thought I would share here and see what your thoughts are.The ones who are what we call the silent ones, not just on Active Rain, but in real life.These were the advice given: 1.  Draw them out with praise.2.  Ask pointed questions3. Make comments that provoke response4. Once they start talking do not interrupt.5. Give positive feedback.This reminded me of Active Rain... there are some who fit into this category. I have long stated not to venture out in North Idaho without a camera.  No matter a phone camera or regular.  But some of the best shots I have gotten have been spontaneous and would not have been available minutes later.While meeting another agent at our Sandpoint Realty listing on 136 Charlie Lane - Sandpoint - Idaho 83864  I needed turn left from the paved county road to the private road leading to listing less than a mile away.  The street sign being rather unique to say the least.  Worth stopping to share.  After meeting with the buyers agent and clients, at Charlie Lane I left them to enjoy viewing the log home and property.  On leaving I saw both the deer and the turkeys within a quarter mile of the Street Sign.  Not a bad Saturday Morning drive.  Photo of the turkeys blurry.  Th... 04/09/2024

The median list price of a home grew 4.1% in March of 2024 from March of 2023, and houses stayed 6 days less in the market in March of 2024, from March of 2023 in the Midwest.The active listing inventory of homes in the Northeast up 0.3% in March of 2024 from March 2023; while new listed homes gained 7.9% in March of 2024 from March of 2023.
