Update on Tucker Wessner Day 8He had a little bit of a rough weekend, with higher pressures above 30 (we want that under 20). Sunday afternoon his numbers got a little better and he got a new medicine. This helped with the swelling. Yesterday and today his numbers have stayed down around 14. They started to decrease the pain meds. So Thankful!! Tomorrow they are going to start to decrease the sedation. This can take a few days with this medication to wake up. Please keep those prayers coming his way that the next few days go smoothly and hopefully moving towards waking up and on to recovery.

What To Do When Your House Didn’t Sell in Miami-Dade Florida If your listing expired and your house didn’t sell, it’s totally natural to feel a mix of frustration and disappointment. And as you’re working through that, you’re probably also wondering what went wrong and what you should do next.If you still need to move and want to get it back on the market, here are some things to consider as you look back. Was It Priced for Today’s Market?Setting the right price from the start is key. While it might be tempting to try shooting high with your price, that can slow down the selling process big time. If your house was priced higher than others similar to it, it may have turned away buyers. And that’s likely why it sat on the market. As Rocket Mortgage explains:“Buyer interest in your home is...

So from our Tuesday Zoom meetings I got inspired by Paddy Deighan MBA JD PhD to use  https://creator.nightcafe.studio/. Over the past week I have been playing around with creating images from prompts I wrote with some extraordinary results.Today, I was inspired to use an image and use AI to alter it and create something new. So using a photo i took at Longwood Gardens some time ago, I uploaded this and asked the AI creator to add butterflies and present it in a Neo Impressionist style and got the following photo. Here are some images I created with words over the past week:My prompt here was to create an image titled Listening Ear. I was fascinated that they made all the subjects male and older with very expressive faces. For this I prompted to make an image of a Victorian mansion in an E...

Back in the late 1800s John Venn created a way to show relationships between data sets, and while we might not remember his first name, the term Venn diagram lives on with anyone who likes to analyze.Cliff Notes version, you can label data sets by a category or characteristic, and organize the data sets using circles.  If you have an overlap between circles, that overlap area is common ground to both (or more) categories. For instance, you COULD use a Venn Diagram (or similar) to select a niche for real estate.Data is available for sales prices.Data is available for how many homes sell.Data is available for how quickly homes sell.Data is available for what types of homes sell.So where is the overlap with the type of home you most enjoy selling, that sell with sufficient volume and price ...

I always regretted my Dad died so young, I was only in my twenties and ended up assuming the mantle of running the London end of an International antiques business with locations in London and New York. I missed the opportunity to listen to wisdom gained through the Second World War and building a business that existed on two continents and be recognized as one of the World's experts in antique ceramics.Having three sons, I was left to guide them as best I could whilst learning about life myself. Honestly, I could have done better with some of the choices and decisions i made along the way. But that is water under the bridge. And that is my first lesson for you. Don't worry about the past, there is nothing you can do about it now, so be present and live this moment fully, thinking caref...

Remember the first time you discovered a magnet?  You were excited because things moved that were not touched?  It was pure magic.  That is the way life is…we are all magnets, and we attract positive or negative depending on what kind of energy we have.  If we change the magnet, we change what is attracted…… Today I smile and act enthusiastic.I see the good in everyone and I think, “I love you”I act enthusiastic, and I am enthusiastic.Today I love and accept myself.Today I choose to extend love and joy to everyone.I like me; I am wonderful.I am a child of God.  I am complete and perfect.I am enthusiastic.  I am excited.  I am energetic.I feel good…I feel fine…I feel strong.I am rich, well, and happy.I treat everyone fairly and honestly.I am surrounded by the Love of God…I am protected…I...

Gratitude, like electricity, is not static or passive; it requires active generation, expression, and utilization to have a meaningful impact. Gratitude begins with acknowledging the good things in your life, no matter how big or small, then can be shared with others through words, actions or gestures of appreciation. Practicing gratitude uplifts your spirit, enhances your relationships and fosters a more optimistic outlook on life. However, if gratitude is not actively generated and utilized, it can fade away and you risk dwelling on what you lack as opposed to appreciating what you have.Witness the transformative power of gratitude! July 2, 2024 - 1.5+ inches of rain fell overnight and landed in our rain gauges..................................................Another soggy Day here in Central Nebraska.  Very unusual rainy season for us.We received another 1.5 inches last night after receiving 1.4 inches early Monday morning. So just under 3 inches in about 36 hours. I know for some of you that is a pittance...but typically we are pretty dry by now and have received more moisture already in July than the average for the entire month.Add that to already damp and wet conditions and most of the mositure is running off versus being soaked into the ground.  Our subsoil moisture is way higher than normal this year. Water is still seeping out of our sideyard hours after it has quit raining.  That sideyard drains  a couple ...

Destin Florida Real Estate Advice- Pricing Property In A Tough MarketPricing real estate in Destin Florida the last few years was easy. Simply pick the most expensive property, add 10% to that number. Then presto! Multiple offers and a happy closing a few weeks later. Was such a model sustainable? Nope. Was a real estate environment like that even desirable? Again, probably not. Now that we are in a more normal market, let's look at how to best position your Destin Florida home on the price scale... 1) Price right from the start- Gone are the days of "testing" the market. Homes that are price too high collect nothing other than days on market. From there the Destin Home seller ends up chasing the market down (usually means multiple price reductions). 2) Price based on what has recently S...

Monday Motivations: Marcus Aurelius never gets old for me to share... as most of you who read my posts regularly, know I am a huge fan of Marcus Aurelius, and his messages never get old for me.Do not let the future trouble you. You will come to it (if that is what you must) possessed of the same reason that you apply now to the present. Now with all the changes coming our way in our profession, I believe the above quote is more important than ever to consider and follow.Think of the whole of existence, of which are the tiniest part; think of the whole of time, in which you have been assigned a brief fleeting moment think of destiny-what fraction of that are you?I could read this over and over and repeat it and it never gets old. What a powerful message. Now the next one is hard for me to...

Did you know there's a reason we dread looking at the stacked blue, yellow and green blocks on our Google or other time management/appointment calendars.Feeling too busy, or like we don't have time to do what we want, can lead to "time famine," according to Yale University psychology professor Laurie Santos. Time famine can lead to poorer work performance and burnout, and is just as harmful to our mental health as being unemployed, Santos said. It even makes us less productive, because it makes us less happy. “I think we feel strapped for time because we think working ... as much as we work all the time is essential for achieving the things we want to achieve in life” she continued.According to a recent article, four in five employed U.S. residents feel time-poor, based on a 2018 study....

Here is an excellent read for those who love cats-and clients! Thank you to these people for their big hearts in caring for these stray-and not-so-stray kitties. Agents, pay attention to the great analogy about feeding stray clients as well! I give this blog post two paws up! Our home is a magnet for stray cats.  We live on a dead end country road just off an interstate exit (can you say PERFECT for anyone wanting to dump unwanted cats??). We suspect there's a cat language road map that points them to our house as a great place to gain food, water and shelter.  We maxed out the inside of our home long ago, and the two outside cat enclosures are full occupancy, so any other furries that show up can duck into one of the houses on our front porch or in the back yard, and we'll feed them as...
