When I first decided to write a book and launch a podcast, I encountered a fair share of skepticism. People told me things like: "Jeremy, most podcasts don’t make it past three episodes. It’s hard to stay consistent." "Jeremy, you’re not approaching this the right way—it won’t succeed." "Jeremy, this won’t help your business. It’ll only work as a hobby." But here we are, at the 100th episode of the Survive Scale Soar podcast, and I’m still going strong. This milestone is a testament to staying disciplined, consistent, and locked in. Not only has the podcast been a personally rewarding journey, but it has also contributed significantly to my business, helping me attract coaching clients and grow my real estate team. For this special episode, I couldn’t think of a better guest than my coac...

When I hear the phrase 'garden center', I think of a nursery, a place where one can go pick up plants and flowers.  Even though I am not an avid gardener, I do enjoy going to nurseries to see the many variety of plants and vibrant colors of flowers that are in bloom at the time  (perennials and annuals).  I'm  taken in by the various shades of green different plants come in. I'm also taken by the  different sizes of plants- from mini to gigantic.  One of the plants that strikes me the most is the desert plant,  the cactus.  I'm astonished at the different sizes, shapes, and that some even bloom. Then there are the breathless and variety of vibrant colors of  orchids to choose from. Nurseries seem to have a calming affect on me and at the same time inspire my gardening skills.  In some n...

The most recent data shows that the real estate market is evolving, giving buyers and sellers a dynamic picture. New listings surged by 22.2%, bringing fresh options to the table, but pending sales took a significant dip, down 30.1%. Meanwhile, inventory climbed an impressive 27.7%, reaching 4,413 units. This increase in supply is reflected in the months’ supply of inventory, now up 22.2% to 3.3 months—a sign that buyers may find more breathing room, even as homes spend slightly longer on the market, with days on market rising to 54.On the pricing front, the local market showed a slight cooldown, with the median sales price dipping 1.5% to $310,250. However, zooming out to the national level, inventory remains tight, with just a 3.8-month supply, well below the 5-6 months of a balanced ...

As a realtor, I have found that when buyers are purchasing a home most of their major concerns are about the roof, plumbing, and air conditioner. One of the most over-looked feature of a home is the gutter. When I show a property, and gutters are already installed, I make a point to point out the feature to the client. Most of the time, the response is a quick, 'oh yeah." However, in todays market, a gutter project can run in the thousands of dollars (depending on size of house, type of gutters). However, gutters is a project worth investing in and should not be over-looked.  Below are some reasons why investing in gutters is worth looking into.KEEP PEOPLE DRYOf course, you don't want you, your family, guest to enter and exit the house soaked from water coming down from the roof. I have had my CRS for at least 25 years so finding the best and most appropriate agent for your clients is paramount.   How do you locate that referral agent?CRS - I was a part of CRS for 25 years.   Over the past several years have the best real estate agents separated from this NAR designation?   I have seen a huge decline in agents advertising these days in the CRS book.Do you Google with agents in different cities to see who comes out on top?Do you look on Zillow to see who does the business in the City you are searching for?   If they are a team, do you move on to the single agents? I do many of the above searches when searching for the RIGHT agent for my clients moving out of state. What is your process?

While both serve as valuation tools, they differ significantly in terms of purpose, process, cost, and who conducts them. This blog will break down these differences in detail, helping real estate agents, homeowners, and investors understand when to use each.  What is an Appraisal? An appraisal is a professional, unbiased opinion of a property's value conducted by a licensed or certified real estate appraiser. It is a comprehensive process designed to establish the fair market value of a property.Key Characteristics of an Appraisal:1. What do you think of an agent that purposely list the property size wrong by a large amount?  An agent intentionally misrepresenting a property’s size by a significant amount is both unethical and potentially illegal. Such actions violate the trust of clients, buyers, and other real estate professionals. Here are the key issues: 1. Ethical Violations Misrepresentation breaches the Code of Ethics set by organizations like the National Association of Realtors (NAR), which requires agents to act with honesty and integrity. It undermines the agent’s credibility and the profession's reputation. 2. Legal Risks Listing the wrong size knowingly could result in accusations of fraud or misrepresentation. Buyers who discover the discrepancy may sue for damages, leading to potential financial and l...

It's been years but when I lived in Moorhead MN, sister city to Fargo ND, I remember a couple of storms where a snow drift was high enough to go over part of our split level home and the front door was completely buried. That was 50 years prior to Timmothy being born so I don't know where he came up with this cartoon as we have not had anything close to it in his lifetime. This home is very similar to the split-level home I grew up in during the 70's.Cartoons are meant to be funny so knowing that most doors open inward I find it even funnier that Joe doesn't think he can open the door. There are some good Real Estate applications to this subject and the picture above.#1) Snow is NOT light! If you live in an environment where this could happen you want a home inspection of the rafters... e...
