Professional is the umbrella that covers all aspects of any role.  In real estate, one can have signage, know and share the directions, be accurate in the information, be local, undertake due diligence, show competency and still not demonstrate professionalism.  So what does it mean to be a professional when looking at actual behaviors? I defined being a professional as one who: Combines and applies experience with ongoing learning Committed to delivering outstanding customer service beginning promptly answering the phone  Exemplifies and applies emotional intelligence Behaves with the highest integrity and respect Demonstrates appropriate humor Builds trust  Displays a positive attitude when interacting with others Professionalism goes beyond skills and knowledge as noted above.Profess...

Today, my thoughts are on what some of the AR "gurus" are saying in their blogs.I was searching for the right ones and think I found some diamonds!I am going to start out with a quote from Aura Alex who shared this thought:"Too often, unsolicited advice is slung at people like rocks from a slingshot—no wonder they duck and let it whiz by."Do you ever find yourself (or perhaps your significant other does) sharing advice and thoughts with folks you do not know? I don't know about you but as for me...GUILTY!I try not to...but sometimes the words I am hearing are so blatantly incorrect that I have to jump up and say something.I actually like it when my wife Robyn is with me as I am way less likely to share correct thoughts on the real estate subject...unless I am asked to.Been working on it...

No One Works for Free and That Includes Real EstateThere are some changes coming in the real estate business and if they are handled correctly, they will have minimum impact, at least here in Connecticut. The issue falls to how real estate agents are paid for their efforts, and where their pay comes from. It should first be understood that each real estate agent is a self-employed person with the only connection to a business coming from a mandate that they place their license under a managing brokerage. The cost to being an agent, at the very least are membership to the State Association of Realtors, and then the National Association, local realty boards, which means cost of having access to the MLS System. No one works in this business for an hourly wage with paid medical, retirement, pa...

Hiring a vacant land specialist is a major undertaking. The reasons for this have been discussed in previous parts and all intersect with "protect and promote" through this one word – CompetencyPart 1 - Does the agent physically place signs on the property?Part 2 – Does the agent physically visit the property and take “on the ground” actual photos of the property?Part 3 – How accurate is the information in the MLS that feeds to other real estate websites?Part 4 – Is the real estate local meaning lives in or nearby the vacant land parcel and surrounding areas?Part 5 – What due diligence does the potential vacant land listing agent undertake prior to listing the property? The Merriam-Webster online dictionary defines competency as: “The quality or state of having sufficient knowledge, judg...

Candice A. Donofrio  says brush your teeth!   I agree. Funny how young experiences gently but indelibly imprint our subconscious and shape our way of being . . . I've had a few. As a young teen, I'd stay at my cousin's in Conejo Valley, CA for weeks in Summer.  Her older sister had a restaurant in La Crescenta. (Italian, of course.)  So I learned how to wait tables. (I also learned that I'm not good at waiting tables! LOL) One day, a man came into the restaurant and by appearances, anyone would think 'that's a homeless guy'. Unkempt and shabbily dressed. I went to the back kitchen and said, what shall I do with him? My cousin laughed! "Give him anything he wants! That's Kirk Kerkorian, he owns half of Vegas!" She was not exaggerating - her husband was his nephew.  ***** Fast forward to ...

If you are a home buyer that is having a new home built you might want to consider hiring your own inspector to inspect the home.  Sometime the builders’ sales personnel will discourage you from hiring your personnel inspector by stating the builder has several inspections during the building cycle. This is true, but these inspectors may be more willing to give the builder a favorable report.  A home buyer who hires an independent inspector to do phase inspections has a better chance of solving problems earlier.  Recommend the buyer do the following 3 inspections: just prior pouring the foundation, just prior to enclosing the walls and a final inspection.  Doing these inspections offers extra assurance the home has been built correctly. Also gives the buyer extra time to pinpoint any po...

Hello Nebraska and Beyond!  It is a fantastic Day in the Breadbasket of the World! As I write this on the 14th of May, the fields across our beautiful state are being planted with corn, soybeans, and other summer crops.  The watermelons, cantaloupe, sweet corn, tomatoes and more are in the ground!  The winter wheat has received nourishing rains and will be ready for harvest in a month or so. The first cutting of Alfalfa is only weeks away and looks beautiful.Calving season is coming to a close and the Pastures are almost ready to turn the herds of cattle along with the newborn calves on to them.  The fields are in much better shape this spring and the fire danger is low for now!Are you thinking about Buying some Land?  Or multi-family, or commercial, or perhaps a new home?   If so, call ...

Yesterday and today I am in class taking the class for real estate Seller Representative Specialist (SRS) designation.  What is interesting is that this class covers what a listing agent should do before actually listing a property.  The curriculum titles this area as research.  I call it due diligence. The online Cambridge Dictionary defines due diligence as “action that is considered reasonable for people to be expected to take in order to keep themselves or others and their property safe.”  From online The Economic Times has a somewhat different definition that being “the process of examining al the material facts of a contract or a deal before a legal contract is signed by both the parties.”  Another online site, Forage, suggested due diligence “is the process of investigating, resea...

The number of devices in a smart home can vary greatly depending on the homeowner's preferences, needs, budget, and the size of the home. There is no specific or fixed number of devices that a smart home should have, as it ultimately depends on what features and functionalities the homeowner desires. Some smart homes may have just a few key devices, such as a smart thermostat, smart lighting, and a smart speaker for voice control. Others may be more comprehensive, incorporating a wide range of devices including smart locks, security cameras, doorbells, appliances, irrigation systems, and entertainment systems. Here are a few factors to consider when determining how many devices your smart home should have: Home Size and Layout: Larger homes may require more devices to provide coverage and...
