The Greenville, SC market is serving up some interesting moves this month! New listings saw a tiny dip, down 0.9% to 1,860, while pending sales took a nosedive, dropping 30.7%. On the flip side, inventory surged by a jaw-dropping 35.3%, with 4,948 homes now waiting for buyers. It’s like the shelves are fully stocked, but shoppers are browsing instead of buying. Prices are softening too, with the median sales price sliding 3.1% to $314,900, and homes are hanging out on the market for 54 days on average—that’s a 28.6% increase. With 3.8 months of inventory now available, the market is creeping toward balance, giving buyers a bit more breathing room. Nationally, the story’s a bit different. According to the National Association of Realtors, there are 1.39 million homes for sale—up 23% from...

2025 Existing Home Sales Expected to Stay Near Historic Lows Mortgage enterprise Fannie Mae has revised its 2025-2026 forecasts for mortgage interest rates and housing sales.   Housing Sales Projections Fannie Mae lowered its expectations for existing home sales to 4% for 2025, from its prior forecast of 11%. Fannie Mae’s downward revision is based on increased mortgage rates and other long-duration bonds over the past two weeks. The 2024 market pace is on track to end at a 30-year low. Existing home sale volume is forecast to increase to 17% in 2026, when affordability conditions are forecast to improve, the lock-in effect weakens, and pent-up demand builds. New home sales are forecast to continue their upward trajectory in  2025 and 2026, supported by homebuilder incentivizing for exi...

Inventory is low. Interest rates are high. Multiple offers on properties. How is a person to buy a home. One of the most important things is to buy your first home. Many experts tell us the sooner you buy your first home the more wealth you will obtain in your life. In 1978 I was feeling the same. Felt like I was getting the run around from Real Estate Agents. I can even remember which ones were the worst, but no names here. Instead I took the 75 hour real estate course, passed the test and got my license. The knowledge I gained was invaluable. Since 1978 I have bought and sold 50 homes. Watch for my book 50 in 50 coming soon. Paid for 4 kids to go to college (including Ivy League for 2) with no student loans. Step 1 is pay the $399 and take the 75 hour course. Get your Real Estate lice...

In today's dynamic rental market, the success of rental properties hinges on several crucial elements that can make or break a property's profitability and management efficiency. One of the most important aspects is tenant screening. For property managers and owner-landlords alike, finding the right tenant isn't just about filling a vacancy—it's about protecting your investment, ensuring stable income, and maintaining property value for the long term.Whether you manage a single unit or oversee multiple rental properties, implementing a thorough and systematic screening process is essential for achieving peace of mind and maintaining successful landlord-tenant relationships.Effective tenant screening goes far beyond basic credit checks and employment verification. It requires a strategic...

Yesterday, I blogged about which dogs are excluded from Home Owner's Insurance. The reason I blogged about it was to offer a little extra information to my fellow realtors.  Because I help investors place tenants in their properties, the pet issue comes up a lot. Allowing pets (dogs in this particular case) can be risky for both home owners and l.  I used to be a landlord; I would allow pets (with non-refundable)pet deposits.  Had I continued being a landlord, I would not allow pets any longer.  Why? Below is a true story about something that happened to my neighbor.A few years ago, my (75 years old at the time) neighbor strolled to her mailbox to get her mail. As she was getting her email, her neighbor, who lived across the street, drove onto his drive-way. Once parked, he opened his b...

What? Another Fall Snowstorm in Chicago and Milwaukee this week! No Thank you to THAT! Hey, it is still 30 more days until Winter ever starts? Well, the good thing about yet another pre Winter Snowstorm it is a break from Global Warming. However, thankfully there is an answer to the endless snowstorms of the Central US even before Winter starts. Thank you for the beautiful Sunny skies and warmth of the "No-Snow" Phoenix Arizona metro area. With gratitude we appreciate the beautiful Arizona desert cities and Sunshine with sweater weather in December and January but rarely any  snow that blasts the midwest in Fall and Winter year after year. Fall Snowtorm This Week in Chicago and Milwaukee One Month Before WinterHey, we have 1 month before Winter even starts! Most people, even the residents who reside in Florida, are not familiar with names of areas by coast names.  Most of us know areas by cities. It is known to be away from everything but in the middle of a lot. Is sits along the Atlantic Ocean between Orlando and Miami.WHY IS IT CALLED THE TREASURE COAST?"The “Treasure Coast” is the name commonly used for the Florida coastal section which stretches from just north of Sebastian Inlet in the north to south of Hobe Sound in the south including all of the coastal counties of Indian River, St. Lucie, and Martin.   This area is appropriately named since over 300 years ago, several Spanish galleons carrying gold and silver shipwrecked off the southeastern Florida shore dumping their treasures into the sea.Artifacts from these ships have been rec...

Pets are family. As such, damages they inflict on others' person or property may be covered under home insurance policies via liability coverage — the part of your insurance policy that applies if you're held liable for property or bodily injury damage suffered by someone else. However, there are certain breeds that are often ineligible for home insurance. The main reason pets are excluded from insurance is because of the risk profile they present. Certain dog breeds and types of animals — usually exotic pets — may be eligible only for limited liability or no liability. If your dog has a history of bite incidents or aggressive behavior, it may be ineligible for home insurance coverage.Below is a list of dogs that may be ineligible for home insurance coverage. * German Shepherd Akita Alas...

The BackstoryOn paper, it seemed an impossible deal to get done. But my seller, who had purchased just 3 years prior, at the top of the market for that home type and location, had just returned from an overseas assignment, and was moving to the west coast. He needed to sell to buy again. So, I had to make it happen. But how? The numbers didn't work. Not only had the market changed drastically, he'd put over $80k into a renovation after purchasing, then been forced to rent the home before even living in it. Three years later, it was no longer in that pristine 'just renovated' condition. The Details 2+Den 1 BA rowhouse purchased just 3 years prior, during peak market Renovated after purchase at apprx cost of $85k Leased due to owner’s overseas relocation Market declined over duration of ow...

While processes may vary depending on your location, here's what you can expect between signing and closing. What Happens After I Sign a Purchase Agreement? After signing the purchase agreement, you enter “escrow.” This legal arrangement is where a neutral third party manages payments and documents between the buyer and seller, ensuring the transaction terms are met.
