New Builds, Lawsuits, and “Condotels” Are The Final Condo CheckNew Condo Financing Rules: Lawsuits, Hotels, and Red FlagsEven beautiful new condos can cause financing headaches. For new or newly converted projects, at least 50% of the units must be sold or under contract to owner-occupants, and all construction must be complete. If the HOA or builder is involved in a lawsuit over safety or construction issues, the property may also be flagged as non-warrantable.And watch out for “condotels”—condos that act like hotels with check-in desks or short-term rentals. Even if each unit is privately owned, those features often make them ineligible for conventional loans. However, smaller condos (2 to 4 units or detached) often get more flexible treatment from local lenders who use case-by-case revi...

The AI Revolution: How Realtors Can Thrive, Not Just SurviveBy Danny Frank — Realtor, Coach, and MentorThe Revolution Has Already BegunAcross the country, Realtors are waking up to a new kind of competition — not another agent, but artificial intelligence. At first, it felt like a gimmick. Then one afternoon, I watched ChatGPT write a listing description that stopped me mid-sentence. It wasn’t just good — it was better than mine. That’s when it hit me: AI isn’t “coming.” It’s already here. And it’s about to change everything. What’s Really HappeningLet’s get something straight — this isn’t about robots replacing Realtors. It’s about automation replacing repetition and freeing us to focus on the part of real estate that will always matter most: people.Artificial intelligence is quietly resh...

Hidden Condo Deal Killers - Ownership and Commercial SpaceThere Are Condo Ownership Rules That Can Block Financing ApprovalDid you know one person can own too much of a condo project? If that happens, the condo could be labeled non-warrantable.Here’s the general rule: For projects with 5–20 units, one person can’t own more than 2 units. For 21+ units, no one can own more than 20% of all units. That includes investors, partners, and even family trusts. Too much ownership concentration makes the property riskier for lenders.Another common issue is commercial space. Fannie Mae says no more than 35% of the building’s total square footage can be used for retail, offices, or restaurants. If your condo sits above a large café or fitness center, it could push the building into " non warrantable "...

Condo Financing Tip #1  - Master Insurance Red FlagsCondo Insurance Problems Can Make Financing DifficultOne of the biggest reasons a condo becomes non-warrantable is a weak or missing master insurance policy—and it’s surprisingly easy to check early. Before you get attached, ask for the Master Insurance Certificate. The coverage should be 100% of the project’s replacement cost, including common areas. The deductible can’t be higher than 5% of the total coverage, and the policy should include general liability, fidelity coverage (for 20+ unit projects), and flood insurance if needed. If the insurance coverage doesn’t meet these requirements, the condo might be flagged as " non warrantable ". The good news? These problems can often be fixed if caught early.Checking the insurance up front ca...

What Is a Non-Warrantable Condo and Why It MattersBuying a condo can be exciting—until you learn it’s “non-warrantable.”So, what does that mean?A non-warrantable condo doesn’t meet Fannie Mae or Freddie Mac’s rules for conventional loans. That can make it harder—or sometimes impossible—to get typical financing.Reasons can include too much commercial space, too few owner-occupied units, or even ongoing legal issues with the homeowner’s association (HOA).You can still buy a non-warrantable condo, but your loan options may be limited, and you might face higher rates or down payments. The toughest part? Many buyers don’t discover these issues until after making an offer and paying for inspections or appraisals. That’s why smart buyers and agents check for red flags early. Knowing the basics c...

The best way to save and store documentation is to keep important documents organized and in a secure location. This can help ensure that the documentation is easily accessible and protected from damage or loss. One option - used before the arrival of digital apps- for organizing and storing documentation about your home was to create a physical file or binder. This can include things like the deed to the property, the mortgage agreement, property surveys, and any documentation about renovations or improvements you have made to the home. While this method does the job, you must in turn keep this file in a safe place, such as a fireproof safe or a secure location, preferably outside of your home.Keeping valuable records and lists of home inventory to have in case of a fire or other catast...

Why should homeowners save documentation about their home?Starting from day one of homeownership, every homeowner should make it a habit of documenting every repair, update, upgrade, and renovation to their property.  This documentation can include things like receipts, contracts, and permits for any work that has been done. Documentation like this is helpful not only when you are ready to sell but also as reference if you ever need detailed information because of an insurance claim or need to check a warranty.  Other examples of records include: Paint color names / samples for touchups or fresh coat of paint Stain color names/samples for any woodwork Warranty information - A purchase receipt is usually sufficient for warranty claims, registering a product can offer additional benefits,...

Not every person will become your client, nor probably do you WANT everyone who contacts you.   There are some you should pass on, and Renee hit the nail on the head!  In real estate, relationships matter just as much as results. Over the years, I’ve learned that success isn’t just about closing deals or collecting commission checks, it’s about alignment, trust, and respect between agent and client. That’s why, every now and then, I make a decision that surprises people: I say no to working with someone. Not because I don’t care or because I’m too busy (though January is famously hectic). It’s because I’ve learned that “fit” - the chemistry, communication style, and shared expectations between agent and client - is the single most important factor in whether we’ll have a successful, str...
