Every year, you ask what the new design trends will be.  This year – it’s kind of all over the place.  Basically, do whatever you want and everyone will love it!  Here is what the professionals are saying with my comments sprinkled so you won’t get bored.  Deeply personal homes.  People are putting their own very personal touches into their homes with history and heritage. This is about curating those layers of meaning, through travels, or passed down from a grandmother. I understand this concept, I have many things in my home that would mean nothing to someone else, but they remind me of a family vacation.  I actually still have a stick, in my house, that my son “carved” let’s say into a, let’s say a “snake”.  He was about 9 at the time, and yes, I still have it – displayed in my home ...

1. Mortgage Myths Title: Don’t Let Mortgage Myths Hold You BackDo you need a 20% down payment to buy a home? Or do only those with perfect credit scores qualify for loans? These are just some common myths that can discourage potential buyers. The reality is that modern lending options cater to a range of financial situations. Many programs allow as little as 3-5% down, and lenders often work with borrowers to improve their creditworthiness. Another misconception is that pre-approval guarantees you’ll get the loan; it doesn’t—it’s just the first step. Educate yourself on the facts to feel confident about your mortgage journey. 2. Buying Myths Title: Buying a Home? Don’t Believe These MythsSome myths about buying a home could keep you from leaping into homeownership. For instance, some b...

Have you ever stopped to think about how much wealth you’ve built up just from being a homeowner? As home values rise, so does your net worth. And, if you’ve been in your house for a few years (or longer), there’s a good chance you’re sitting on a pile of equity — maybe even more than you realize. What Is Home Equity?Home equity is the difference between what your house is worth and what you owe on your mortgage. For example, if your house is worth $500,000 and you still owe $200,000 on your home loan, you have $300,000 in equity. It’s essentially the wealth you’ve built through homeownership. Right now, homeowners across the country are seeing record amounts of equity.According to Intercontinental Exchange (ICE), the average homeowner with a mortgage has $319,000 in home equity. Why Have...

As of the end of 2024, the Westchester County real estate market has been marked by several notable trends, influenced by factors like interest rates, economic conditions, and continued demand for suburban living. Here’s an overview of how the market wrapped up: 1. Price Trends • Stable or Modest Growth: Home prices in Westchester County saw modest increases in 2024 compared to the previous year, although the pace of growth slowed significantly. Certain areas, particularly those in high-demand towns such as Scarsdale, Rye, and Bronxville, continued to see competitive pricing, with homes in the luxury segment (above $2 million) still fetching premium prices. • Price Convergence: There was a trend toward stabilization in mid-tier price points, as the market adjusted to higher mortgage rat...

Don’t pull the shades on the amount of heat that the winter time sun can provide that your heat pump won’t have to.Check unlikely sources to save costs. Real estate is relentless. The calls never stop, hours are never-ending, the deals are never certain, and the competition feels endless. As we dive into 2025, it’s more important than ever to remember one thing: you are human. You’re not just a dealmaker or a salesperson. You have dreams, fears, and a life outside this business. And yet, it’s so easy to forget that under the weight of constant demands. In 2022, the article "5 Ways to Grant Yourself Grace in Real Estate" reminded us how crucial it is to allow ourselves grace in this demanding industry. Today, in 2025, the need for grace is still the same... if not more urgent. The difference? The micro stressors accumulate over time, draining your energy and focus. These tiny stressors, while often overlooked, can quietly build up, creati...

I'm very sure no one reading this owns their own B-52  and needs an engine cover for it. If I am wrong and you also have a jet engine cover it would be a good idea to take this winter cover off before starting your engine. It's much more likely you have an Air Conditioner and an Air Conditioner cover. If you are new to North Dakota winters let me clue you in... it's better to remove the AC unit out of the window and into the basement then it is to put a flimsy plastic cover over it and say "good enough". Depending upon the size of your window AC unit you may not be able to remove it. If you leave it in the window and use a cover on it for the winter you want to remove the cover before you reactivate the Air Conditioner. If you want to store your window A/C unit right I made a video about ...

Cora Carleson has a great blog to share with us here in the Rain about Flood Zone.  Don't miss it.  Is My Home in a Flood Zone? I read this article by Margaret Heidenry and I thought, wow, she has a really good point. I thought I would give you’re the summary version so you can make sure you understand flood insurance and know if you need it. A home’s risk of flooding—from hurricanes or a huge downpour—is probably not the first thing you’d think to check. However, the fact is that many U.S. homes lie within flood zones, a lot of homeowners aren’t properly aware of the risks or prepared to take them on. Most homes in high-risk flood zones are near a body of water. For instance, the Gulf Coast is one of the U.S. regions most vulnerable to hurricanes that cause flooding. Yet more than 20% ...

Elliot Eisenberg was in Denver yesterday and spoke in two locations to REALTORS® and mortgage professionals.   There was even a few title company owners in the audience.   Some did not make the event, as we had a good snowstorm with lots of wind in the morning. For those who made it, he made it worth our while!   He shares lots of stats and charts to show the changes over the years, and why we are not in a recession right now.   He did say we need to watch two items that could affect our economy - the unemployment and what Trump does with the Tarriffs.    The immigration could cause issues also, as these are the workers in the hospitality, dairy and agricultural industries. He expects the rent rates to decrease, since most of the immigrants do rent.   He feels the Fed will cut rates mor...
