Petty things that drive me crazy in MLS lI apologize in advance, I try to be as positive as can be, but I need to get this off my chest. Here are the latest housing market statistics for Miramar Beach, FL!  I like checking this on a frequent basis.  it lets me fact check those high payed folks on TV.  This is current data and it seems that those folks are talking history.  Real Estate is all local and the numbers change on a daily basis.  It typically takes about 45 days to close on a property.  It can be done quicker but sometimes things pop up that delay so 45 days is a good average.  My take on all this is:1.  Prices are staying stable.  We are not seeing a drop across that board.  2.  Inventory is improving.  We are entering the "busy" season so this makes sense.  3.  Days on market are dropping.  Buyer are active.  4.  New listings are added and dropped on a daily basis  If you'd like more detail on the market, what...

Years ago, i had a very wise instructor who spoke of the importance of attention grabbing headlines.   While you likely may not need one to sell the house in this seller's market, if you put the effort  in while on your listing appointment and ask these 2 questions,  I am sure you will sell your listings faster and likely for more money.1.  Why did you buy this house?   Get them to focus on the house specifically, not the neighborhood, schools or town.   2,  What will you miss most about this house?   Again, house-specific.  Don't accept "memories" as an answer.   You are looking for answers which are  unique to that home.Of course, schools and neighborhood  are great selling points, but the headline / opening line in MLS needs to grab the buyer's attention, and shows what makes your ne...
