I wrote a lengthy post recently about the Ban on Tik Tok, I wanted to provide sourced material with links for those interested to further study the topic. Recently in the past year with my research of AI and taking certifications via IBM and others I started looking into neural networks combined with the human brain via chips Neuralink and others with what's called neuromorphic computing which if you go back to that post you will see the theme with the AI generated art that I created and used on the post.  I covered a wide range of the harms Tiktok is doing to children (not that its good for adults either) there was a ActiveRain member that couldn't follow along with the post. There is a phrase TLDR that I first seen in 2021 Discord when reviewing NFT projects that I might of been inter...

We will be doing a live Zoom event where we will be happy to take your real estate economics questions: John Schuler, Ph.D. will be there as will I, and show you our client engagement tool that informs you when your clients and contacts "prep to sell," the Kukun Agent-Client Portal. Ever notice how every other product comes with an owners manual but that consumers are left with nothing when they buy a home. Kukun's Dashboard is that owner's manual. And the Kukun Portal is your way of staying in front of those clients with your branding by offering each of your past and prospective clients a dashboard. When they log in, they see your info, get a communication channel straight to you, and get a wide array of home information: Current value, forecasted value, maintenance tips, a cost estim...

We have been using YouTube as a platform to host many of the videos for our website for a few years.  While we have been able to get some views directly from YouTube, we do not get as many as we would like.Interestingly enough, YouTube has promoted several of our videos and they have gotten substantial more views than other videos without there being a significant different in videos. We use relevant hashtags on all of them and for the most part they are videos on scenic places on the Big Island of Hawaii so not necessarily is one video significantly more attractive than another.  Has anyone had any luck figuring out what might trigger YouTube to promote one video versus another? Here are two videos that we have posted that are pretty similar, but YouTube promoted one and not as much the ...

Why Paper is the Only Technology Realtors NeedYour grandparents didn’t need the internet to sell homes, and neither do you. All you need is paper and gumption. They were better than us in every possible way and, most importantly, they won WWII and took us to the moon. Have we been to the moon since we started using the internet. No, we have not. Forget this technology stuff and sell homes the old-fashioned way, the proven way, the way that works. Use paper.  The Timeless Appeal of Paper In a world inundated with digital gadgets and gizmos, there's something undeniably charming and nostalgic about good old-fashioned paper. From handwritten notes to printed contracts, paper has been a staple in the real estate industry for decades. Its tangible nature provides a sense of authenticity and ...

Source: Statista Phishing is one of the longest-running cybersecurity threats, with the first iterations of this style of email fraud believed to have originated in 1995. It first gained widespread notoriety in 2000 with the ILOVEYOU virus, also known as Love Bug, spread to millions of Windows PCs via a corrupted email attachment. In 2024, the threat landscape might have evolved, but attachments can still be considered the biggest security risk. As an analysis of 183 million phishing simulations conducted by customers of enterprise cybersecurity firm Proofpoint shows, almost one in six recipients of a phishing email containing a suspicious attachment failed the test set by their IT department. Attempts at link-based phishing, which can range from directing a user to a malicious website ...
