Real Estate Best Practices

Coaches, books, classes and seminars aim to capture real estate agents dollars with promises to teach them any number of ways to improve their business. From sales skills to how to close more deals to how to win with expireds (expired listings) and more, everyone has something to teach you.

There's nothing wrong with continuing education, whether it's keeping on top of new laws and regulations or learning how to be more productive. But before you spend an arm and a leg on any of those things, pull up a chair, put on your glasses and peruse the pages in this section of ActiveRain.

It is only here that you can tap into the world's largest online real estate community and actively engage with your peers. Find out what works and what doesn't from those that actually put into practice what others merely teach. Read how-to articles, advice on designations, certifications and continuing education classes. You never know where you will find the inspiration to take your business to the next level. So, pull up a chair and dig in!

No. 3 - For Client's Sake | November Grateful Challenge As a real estate agent that has been in the industry for quite a few years, I am most thankful for past clients. Those who have truly appreciated the service and the helpfulness that was provided to them, before, during and after the sale. They are a gift bestowed upon me through the years and here's why.  Communication.Remaining in touch by sending out quarterly mailings, answering the phone and sending comparable market analysis when they are curious about the market is important to me. Thank goodness for loyal past and present clients who refer, because otherwise there’s no way that I'd remain in business.  Loyalty.What does that really mean? Time and again in the past, I have questioned the definition and confidently believe th...

I love sharing quirky lawsuits on Activerain.  Sometimes they impact on our business, and sometimes, like this case, it is a reminder of how we should not be doing our business.   No one should ever offer decisions prior to consultating with their clients.  For the last five years, a Washington, D.C.-based law firm, Kaliel Gold, has been suing Rabobank on behalf of Joe Villanueva and others in a class action lawsuit alleging that the bank charged numerous unfair or undisclosed junk fees in a California court. Kaliel Gold has filed a number of class action suits targetting banks and credit unions for charging allegedly unfair or undisclosed “junk fees.”Kaliel Gold made seven-figure settlement demands, rejected settlement offers, filed amended complaints, and certified in court records th...

The Power of Data This week I want to talk about data - yes data! This is not a boring data conversation we are having today because having the right data is crucial to understanding your market and your business success! When you research and you begin to uncover and understand data - whether that is new construction starts in your area or how pending homes have changed from month-to-month, or how your town is updating its comprehensive plan - you will discover new opportunities for your business. Suddenly that data has come to life! Having information has become one of the most powerful tools in our industry. This past year we have seen more changes in our industry to do with housing, mortgage rates, building, zoning and re-zoning, density, middle-housing, ADUs, and more. The list ju...

FHA 203k White Pine County Nevada   We have stayed at this hotel a few times, our dog loves to come down the elevator and she knows just which way to turn to get out to the dog relief area. We drive up from Las Vegas and stop here in Ely then sleep over, the next morning we head to Elko to do our work. We have several FHA  203k projects going in Elko NV at this writing. In any case Ely NV is ripe for renovation loans. That isn't a bad thing, it is just a fact. There are many homes that have been here for 20+ years. That means many homes need updating, improving, a new roof, updated kitchens and bathrooms. The FHA 203k is just one possibility. There are several renovation loan products out there to accomplish this. The FHA 203k is one of the most possible as it only requires a 3.5% downp...

This year started out with a repeat client - who has also become a truly good friend over the years - buying another investment property. It was followed by a young family whom I helped secure a rental before PCS'ing back to the States 2 years ago, buying their first home in Crofton, MD. During the summer I listed a condo in Silver Spring that I helped the sellers buy way back in 2007. During the fall I closed on a listing - the time capsule in Columbia, MD - that was the childhood home of a client I worked with a few years ago. There's this group of high school friends that have collectively bought and sold 11 homes with me. There are a few clients turned friends whom I helped buy their first home after divorce. A few years later I listed said home and helped them buy a forever home wi...

This has been an interesting year. I have spoken to many agents that are suffering with no business. Some have left the practice and others have taken up "Real" jobs. Many come to me and ask for advice on how to get their business going again. I am always happy to talk, but I find so few listen. For me, I have had my best year ever in the 18 years I have been in the business, by at least 30%. I have been blessed with terrific clients. So, when agents ask me for help they want to know what my silver bullet is. How am I able to generate business? The answer is really simple, treat all clients with respect, offer the best client service you can, and business will naturally come. It really is that simple. So when I tell agents this, they seem disappointed that there is no sure fire quick to t...

Some times it may seem as Realtors that what we get paid is about as valuable as a stick of celery. Especially when we have just completed a sale with a very difficult client... but then we are often relieved that that transaction is over. Often sales do look better in the rear view mirror. Back to the subject of a salary and how it may be viewed by a new agent or potential agent. A Broker may talk about a draw and a new or potential agent may hear salary. I know that was NOT the case when I started out in Real Estate but I knew of many brokerages that offered a draw for new agents starting out. I think it's a mistake but that is only my personal view as I think it eliminates the urgency to get out of the gate as soon as possible. What do you think?

As a co-founder of a company that has sold listing software in 96 different countries and simultaneously worked with 200 MLSs in the U.S. and Canada as an IDX vendor (Internet Data Exchange), I have gained a unique 360-degree view of the contradictory dynamics of how real estate works on each side of the Atlantic Ocean. In the U.S. and Canada, we are dealing with a 100-year-old culture that is both collaborative and competitive, where competitors share listing inventory through the Multiple Listing Service (MLS).Agents learn from their first day as a licensee in the residential real estate business that they must engage and work with other agents and brokers to be successful. The structure of their MLS requires exclusive listing agreements with sellers and requires listing agents to keep...

This is an old post, but just as important today as it was when Debe wrote it.  So You've Been Told to Build Your Business by Trolling the Obituaries? THINK Before You Do! Before you take the advice from your real estate broker, trainer or coach, PLEASE READ THIS.  You never know who the recipient of your contact REALLY is or, possibly even more importantly, WHO THEY KNOW! A dear friend in the business shared with me that following the recent death of her father, her mother began receiving letters and calls from agents (coincidentally, all from the same brokerage), letting her know that they were sorry for her loss. Nice, right? Well, before you respond, read on. Not only are they mailing and phoning this agent's mother their condolences, they are telling her that they are 'SURE' that s...

Lighting another's candle. Sharing experiences or industry knowledge with new or seasoned agents can further solidify relationships or create partnerships, encouraging successful standards through an abundance mindset. Willing participants do embrace sage advice. Believing in one's abilities spurns longevity in real estate practices. Of course, that also depends on many factors relating to self-motivation, intentional actions and a 'can do' attitude. Inspiring others creates a win-win for all industry professionals! “A candle loses nothing by lighting another candle.”

If you’ve been in real estate sales for long, at some point you’ve had to deal with a deficient real estate agent. They might be incompetent, or unethical, or dishonest, or just plain lazy. Some of them are just - I don't know - unintelligent and lacking ambition might cover it. These are the ones who want to suck up your time gossiping, complaining, or just visiting. But whatever they are, they make your job more difficult. If you're relatively new to the business, you may have been lucky so far, but one of these days you'll meet up with one of them. Be prepared! If they fall under the category of time-wasters you have to shut them down so you can get back to work, even if it feels rude. They're annoying, but harmless unless you give them your time. The others can actually interfere with y...
