I'm not sure what a newer roof or HVAC is? I can only assume that they were new when installed, unless they installed a used roof and HVAC system!

It's good to have such additional information - specially for the homes which are built many many years ago.
Depending on the year of the home...but any home that has had major repairs or replacements can make a big difference on the sale ability of the home

Hi Annette --- whenever a date is associated with an upgrade, addition or repair -- the source of that information should be included. Roof replaced with composition shingles, installed in 2014 according to sellers. Hopefully there is paperwork to back up such a statement.

"Newer" should be reserved for installations that occurred within the previous few months or sooner.
Agents need to be careful with their hype to avoid liability issues.
