It is extremely difficult to purge one's speech from insider real estate agent lingo.
One major problem is there are SOOOOOOOO many non-practicing real estate agents in FLORIDA. They bring with them their 'Nebraska' real estate lingo and you need to be able to pull the line straight without offending.
Citizens watch too much make believe TV and repeat meaningless phrases in an even less meaningful context and pulling the line straight without offending is a delicate operation.
So we end up responding to a suggestion, "I want to put in a bid on the house at 1600 Pennsylvania Ave. Can you find out what the price is?"

I use competing properties for other active listings. I use transaction for deal and submit an offer instead of make an offer. I also tell sellers I do not want to list their homes, I want to market their homes to get them sold. Big difference.
