Getting Help From Wells Fargo? Where to start? Any one have the super secret number to the smart people?

Sold a home to a client and the client died. His heir and family member who lived with him held Title in Joint Tenancy. There are not other assets or a will. It was on the surface a well set up estate. However, the Joint Tenant was not on the loan; the loan by law should be assumable by the Joint Tenant. However, Wells Fargo Refuses to talk to Joint Tenant unless they file probate. There are no assests. Heir does not have the money to file. Heir is having financial problems and is trying to avoid foreclosure.

This will be a tough one, and I doubt going to anyone at Wells Fargo will help. If you can find an attorney willing to help, that would be your best bet.

What state? Loans are not "assumable by law" There is an asset- the real estate. Is the loan current? What is value of property and loan balance owing?
