I tell Buyers all the time I don't sell houses. The houses sell themselves. What I do well is help Buyers to visualize their improved lifestyle in the home. I found this to be true in every successful showing leading to an offered made, Buyers must have some form of spiritual connection to the home. I call it "Peace!" When Buyers feel peace in the home, they desire to own it. This especially works when they say they want to go and pray on it, or sleep on it, or think about it further. I ask them to just take a quiet moment, closed their eyes, and make contact with what they are feeling. I tell them if they feel peace they can be assured the home has selected them as the new Owner. I explain where there is "Peace" they will find joy and provision for them living there.

Give the buyers a sheet of paper and ask them to write down what items they do not like before you go show them 10 other homes. I am not going to explain to you how this worked for us in the past, use your imagination.
We have got homes sold this way...hint: total the cost of the changes, approach the seller and see if an agreement can be made.

We've all been there! Working with a client and showing them homes for many days, weeks or even months. We know their likes and dislikes and then all of a sudden that perfect home hits the market. We get them over to the house right away. They show all of the buying signals. We ask if they would like to write an offer and they say they want to discuss it in private and will let us know. We follow up and they say no. Their reasons are convoluted but the truth of the matter is they have cold feet and just aren't ready to buy a home at this time. They are afraid to pull the trigger in fear of making a mistake. Sometimes we need to cut ties or put them on hold for a while until they are truly ready to buy a home. Our time is valuable and we give it away for free. We need to invest our time where it will give the best return on our investment.

When I show a home I ask my buyers to feel the energy of the home and I often ask them if they can see themselves cooking in the kitchen or entertaining in the backyard. If they do, I remind them of their must haves.. If it has all of their wants then we have a perfect match.

I'd like to say that photos are always honest, but I was at a showing yesterday where the picture very clearly matched reality. A beautiful granite gas fireplace, stone hearth, built-in spot for an entertainment unit. Really a beautiful family room space. Pivot 180 degrees and it's 1970s wood paneling and a very aged carpet. And that wasn't the only room. It looked like the sellers had a limited amount of money for upgrades (which is totally fine), and decided to update something in each room instead of completing distinct projects. The pictures sold the house, but the visit took it off the list immediately.

I often hear from buyers that the photos were too good! Meaning that they made the rooms appear bigger or brighter or something....I find that when I take photos, sometimes they do look better than the real thing.
