We moved to Arizona just about a year ago and we are really enjoying our new community, PebbleCreek.  It is different to live in the desert, but it has been fun to learn about our new environment.  We see quail and rabbits all of the time.  Those bunnies do love to eat our new plants! The quail are just plain goofy and make us laugh.  We also see the occasional roadrunner, another bird that proves God has a sense of humor.  Coyotes also make an appearance from time to time. A few days ago, was the best surprise of all, though.  We were driving our golf cart, on our way to play pickleball, when we spotted what we thought was a big kitty cat.  We followed it and watched it saunter through the neighborhood.  It was a bobcat and it was beautiful! This is the kind of kitty that you do not get...

It has been HOT lately, so we thought it would be fun to float down the Salt River.  The drive is only about an hour drive East of Goodyear.  We used Salt River Tubing for our tubes and our shuttle rides.  It was only $25 dollars and they really make it easy.  It really was a refreshing morning.  The water was perfect! We even had the chance to see some wild horses enjoying some time riverside, too.Video highlights of the Salt RiverFloating the Salt RiverFloating the Salt River with a few big birds and, of course,Floating the Salt River with a few wild horsesIf you take a look at the videos, I would really appreciate some feedback.  One of the three did great.  One did okay and one did fair.  I did get 9 new subscribers in 24 hours.  Likes, comments and suggestions are all welcome.  Than...

Pickleball is big at PebbleCreek.  We have an awesome pickleball club with lots of talented members and we have lots of pickleball courts.  On Memorial Day, our club was able to bring in a Pickleball Hall of Fame guest player, Mark "Yoda" Friedenberg, to play some exhibition games with some of our top players.  It was really fun to watch the high level of play and get a chance to meet Mark. After the exhibition matches, they gave us all a chance to put our name tags into a hat for the chance to play with or against Mark.  My name was picked!  I teamed up with Mark for one game.  Here he is imparting some of his knowledge to the relatively new kid on the block.  Yes, I do have a lot to learn! It was a very fun experience and I am very thankful to our PebbleCreek Pickleball Club for putting...

We have always loved to work in our yard and create beautiful landscapes.  When we decided to move to Goodyear, AZ., we were not sure how we would adapt.  It turns out that we have adapted quite well, as long as, we have really good gloves.  It seems like most plants here have something sharp on them. The first two plants that we added to our yard were a Barrel Cactus and the floppy cactus pictured above.  The floppy cactus just took off and look at all of those beautiful blossoms.  We have had over 25 flowers this year.  The only downside is that the rabbits love to eat the flowers.     The blooms only last for a day, so when I see the rabbits commit their dirty deeds, I understand Elmer Fudd so much better...Kill the Wabbit! ! !  Look at the little guy.  He seems to be mocking me. 😳Ne...

I have been an avid baseball fan for my whole life, but have never made it to a Cactus League Game (spring training in Arizona).  It is something that I have been looking forward to doing for years, but I had never made it a priority.  Last Monday, that all changed.  My buddy, Jim, called me and invited me to the Reds v. Rockies game at Goodyear Park.  It was a blast! The ballpark was beautiful.  The spring-like weather was perfect for an evening game.  We really enjoyed watching the game between the Reds and the Rockies.  Jim and I had a wonderful time reminiscing about what we have been doing since High School in 1981.  We even had a Cincinnati Skyline Chile Dog.  It was not as good as you would get in Cincinnati, but it brought back some great memories of the game I saw in Cincinnati ...

"After two days in the desert sunMy skin began to turn redAnd after three days in the desert funI was looking at a river bedAnd the story it told of a river that flowedMade me sad to think it was dead"A Horse With No Name-America A number of years ago, Mary Margaret and I were driving through the deserts of Arizona and we wondered aloud, "Who would ever live in this hot, dry state where even the rivers run dry?"   In an ironic twist of fate, you will never guess where we live now? We live in Goodyear, AZ in the 55+ community of PebbleCreek.  Yes, God does have a sense of humor and a way of keeping me humble.  What changed our minds? My dad and step mom moved here first and introduced us to the area.  I can't tell you how many times my dad would call and boast how he was sitting out on t...

My partner, Erik Knak, and I had a very good day on the courts at PebbleCreek's recent pickleball tournament.  We met some great friendly competition.  The first team we played in the tournament played us very well and won third place.  They beat us the first game and really made us work hard in games two and three.  The score of games two and three were, 11-9, 11-9.  The match really could have gone either way.  We were all already exhausted and we had just played three games.  We had 11 more games to go!We were fortunate to make it to the gold metal match and this is where it really became interesting.  We had beat this team 11-2, 11-3 in match play.  We started off the metal match at 9-0.  It looked like it was going to be a formality.  It was not.  They called a timeout and decided ...

PebbleCreek is hosting a tournament this week and today's event will feature men's doubles.  It has been really fun watching friends compete in women's doubles and mixed doubles, but today my partner, Erik and I get to play at high noon at the O.K. Corral.  Well, it will not be that intense, but we do have our first match at noon. We have been hard at work getting ready and it will be tough.  I am moving up to the 3.5 division.  Win, loose or draw, it will be a blast.  The PebbleCreek tournament committee has done a great job putting this tournament together.  We are just hoping the wind will not kick up too much for today's events.  Wish us luck! 😎 PebbleCreek Center CourtBrian England, You are missing out on all of the fun! ! ! #pickleball #PebbleCreekPickleball #NoPickleballForBrian ...

Distressed properties - those that are "under water" where more is owed on the property than will be available from the proceeds of a sale of the property - are thankfully far fewer than during the crash during the latter years of the previous decade. Still - some do exist - and Short Sales are still a viable option when faced with a "must sell" scenario of an "under water" property. Currently running at less than 3% of the closed transactions every month in our MLS, homeowners in that 3%, whether in Goodyear or another part of the valley, can still use our help. The first step is to contact us so we can schedule a complimentary confidential consultation to discuss how the short sale process works, and the considerations for your particular circumstances.   Careful up front planning is ...

While there are far fewer people these days considering a Short Sale of their home in Goodyear, there are still some who may have purchased just before the "bust" last decade who may owe significantly more on the home than the proceeds of the sale will bring. What to do? A Short Sale is one such solution. A Short Sale is a "regular resale" with one distinct and significant difference. The agreement of your lender(s) to accept less than the balance(s) owed on the loan(s). Whether or not a homeowner meets the other "requirements" of their lender(s) such as a "valid" hardship can only be determined by consultation with a skilled and experienced professional with a solid Short Sale track record - we recommend a minimum of 100 closed Short Sales with a 90%+ Short Sale List to Close ratio. Th...

While the numbers of Short Sales and REOs in Goodyear are way down from the staggering levels following the market crash about 10 years ago, there are still some properties "under water" and some that have received a Notice of Default, the first step in the process that will result in the Trustee's Sale on the courthouse steps. It's always sad to see people give up and walk away from a home, particularly when alternatives exist which may well be better for them and their lien holders. We've learned that often those who "opt" to let the home go to foreclosure "by default" often believe that their personal circumstances prevent them from doing a Short Sale.   Circumstances such as: Multiple Home Loans IRS Income Tax Liens Past Due Child Support Past Due HOA Fees ...and the list goes on. I...

Although we no longer see the levels of Short Sales that we did a few years ago in Goodyear, Notices of Default continue to be issued, meaning that yet another Goodyear property is on the path towards foreclosure at auction on the courthouse steps. Suzanne and I wonder why the owners would allow the property to go to foreclosure, rather than investigate alternatives that may be mutually beneficial to themselves and their lenders. Not all properties heading for foreclosure are necessarily "under water" - which theoretically means they could be sold via a "traditional" sale rather than a "short sale" - but circumstances may mean there are other liens attached or other factors that inhibit or prevent the owners from selling the property - whether or not it's a short sale. Short Sales are "...

While the Short Sale days of the previous decade are for the most part behind us, the reality is that there are still hundreds of homes "under water" in Arizona.   While it's true that not every property facing foreclosure in Goodyear is "under water", may of them are, and unfortunately many homeowners still don't understand that the likelihood is they will be far better off doing a Short Sale of their Goodyear home than allowing their Goodyear home to be sold at auction on the courthouse steps!    Short Sales are "regular resales" with one big difference.     Your lender(s) must agree to accept less than the amount(s) owed on your loan(s).   While there are many details regarding Short Sale Seller financial circumstances and the hardship they face, the bottom line is that most lender...

There are still hundreds of homes "under water" in Arizona.   In other words - the homes are worth less than the mortgage balance(s) - so it's not surprising that many homeowners are looking for solutions to stop foreclosure.   One solution to stop foreclosure and mitigate damage to a homeowner's credit is a Short Sale.   Short Sales are "regular resales" with one big difference.   Your lender(s) must agree to accept less than the amount(s) owed on your loan(s).   While there are many details regarding Short Sale Seller financial circumstances and the hardship they face, the bottom line is that most lenders prefer to stop foreclosure in favor of processing a Short Sale where the Seller is able to procure a Fair Market Value contract for their home.   After all, why foreclose on a home...
