"I need more inventory," said Lauren Ellington, agent for Realty Executives Premier Marketing Group. Since the first of the year, high-end homes have been selling "like hotcakes," she said. These are areas where the sale price is far below the listing price for deals that were completed in the first quarter. The House Hunters Report from ZipRealty Inc. listed the 85262 ZIP code in Scottsdale and 85253 in Paradise Valley as the coldest spots in the Valley for home sale prices in comparison with the list price. Scottsdale's 85262 area recorded 210 sales in the quarter with an average selling price of $661,054. That is $101,266, or 13 percent, below the list price.
