SPEECHLESS SUNDAYS | DAY 19 IN 366 MILES IN 365 DAYS One January 1, 2014 I joined a Facebook Group started by Carra Riley called “365 Miles in 365 Days”.The purpose is for those that are invited and join to walk, ride a bike or use their treadmill or elliptical trainer by going a minimum of a mile a day for 365 days. I posted earlier this Month with my Speechless Sunday Photo I joined so I’m  accountable to others and walking a mile every day, I also take a photo of the trail I go walking on...It’s amazing how being accountable gets you off the computer or coach and go for your daily walk, ride or treadmill. Here is my photo of one of the many man made lakes in Beacon Hill Park from walk yesterday. Each day we all post in Carra’s group about what we did that day, walking, riding a bike ...

Hire Someone, or Do It Yourself?   When it comes to home improvements, we often end up doing a lot of the work ourselves. But should we do-it-yourselfers really do all the work. There are some jobs where a professional may be required. These would include any job that might be dangerous or where a mistake would be very costly. Some jobs are simply not worth the risk. Some tasks to reconsider before doing: • Major electrical work • Any plumbing that involves work under the house   • Siding work that requires scaffolding higher than two stories   • Labor intensive work that may be overly difficult, such as chopping out and pouring in new concrete   • Working on excessively steep or high roofs   • Jobs where there may be hidden mysteries   • All tasks that you are not confident you can man...

MAKE THE MOST OF CURB APPEAL Most home buyers choose to drive by your home first before wanting to set an appointment to view. An attractive yard that is free of debris will gain interest quickly.   Make sure that trees are trimmed and that your home can be seen from the street. Have the grass mowed, trimmed and edged. Walkways should be swept. Clean away all debris. Remove parked cars or RVs. When in season plant flowers to add color.   Remember, if the home buyer does not like the outside, that person simply drives on to the next house. Get your home ready for drive by traffic and give folks something extra nice to look at. Call us today for a no-nonsense, no obligation assessment of your homes value and let me show you the key factors in obtaining a top dollar sale on your home! We w...

PRICING YOUR HOME TO SELL IN VICTORIA BC Did you know the best chance for selling your property is within the first seven weeks? It's True!   Studies show that the longer a property stays on the market, the less the seller will net upon the sale. It is very important to price your property at a competitive market value at the signing of your listing contract.   Be Sharp when pricing your home For Sale. Victoria Home buyers are comparative price shopping. The housing market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell.   An Overpriced Home: · Minimizes offers · Lowers agents response · Limits qualified buyers · Lowers showings · Lowers prospects · Limits financing · Wastes advertising dollars · Nets less for the seller   When...

WE WOULD LIKE TO VIEW HOMES FOR SALE BEFORE WE LIST OURS   After reading Margaret Rome’s post “Lets Go Look at Houses” I thought I would like to write about this age old problem. I hear this from many Home Buyers “We Would Like To View Homes For Sale Before We List Ours” I understand why many home Buyers think this is the correct thing to do. The problem is they will in all likelyhood set themselves up for disappointment and wasting their time. This  thought by many home buyers comes from them thinking they can sell their home fast if they find one they like...The Issue with this is Timing.   For Example: If you see a Home today you like, it’s Not likely you’ll Sell  your home in a Day or two.   I Show my Clients who are Listing their home...My Real Estate Timing Analysis...Which will l...

How Much Does It Cost To Sell A Home in Victoria BC?   Just about every (potential) home seller in Greater Victoria will ask this very question at some time or in some form or another to us or any other real estate agent that they may be considering.
