5 Affordable tips that could help you sell your home quick and for top dollar in La Jolla!   I have been fortunate to work with investor groups who have completed dozens and dozens of successful remodels over the last few years. Many of these remodels cost hundreds of thousands of dollars in many cases.  While being involved with these, I have noticed some trends.  Many of the things future home buyers point out when looking at these remodels that they like the most, actually aren’t that expensive and give the home some major POP and a WOW factor when selling.   I have listed 5 items that cost roughly $5,000 if you did all 5 that would spruce up and give your home the true WOW that could help sell your home quick, get you top dollar, and in many cases double the $5,000 investment or mor...

We had a great turn out at last Thursday's Barcourts at Harcourts Prestige Properties in La Jolla. We had live music, great food, and great sponsors! I am so proud of our brokerage reaching out to help the San Diego community! We raised $400 for Helen Woodward Animal Center in Rancho Santa Fe. Helen Woodward Animal Center along with Southwest Airlines and BP flew the animals from Hurricane Sandy out to San Diego for adoption. Thank you to everyone who attended to support this terrific San Diego organization!

When I was in property management I had a tenant that was 98 years old.   She lived in the same apartment complex for over 20+ years.  She lived alone and was still full of life.  Whenever I was in the area I would stop by to see how she was doing.   One day while we were talking I had to ask her what she felt the secret was to longevity. She paused for a moment and said..... Well honey, I get asked that question a lot and I figured out what the secret is and I now will share it with you......Just don’t stop breathing...... -------------------------------------------------------------------------------------------------------------------------------------------------------- Kathryn  Rentec is your easy yet powerful all-in-one property management solution.  Learn more.Need tenant screeni...

Yesterday I received a call from a potential customer who was working on a new business concept for his area, which he likened to a Renter Resume.  He was very excited to find our Tenant Screening product options and learned he could be up and running with a myriad of background reporting options for his clients who were seeking to be pre-qualified for rentals in his competitive market. I’ve heard of plenty of rental agencies but thought he must not have any in his area and was happy we could assist him.  I just assumed he had developed a Criteria for Residency and was planning on pre-qualifying potential renters so they could tell Landlords “Hey, I’m pre-qualified by XYZ!”Then he said “It will be great!  I will basically pull the reports and let the applicant attach them to their resum...

Architectural Treasure - The Salk Institute One of the most photographed buildings in San Diego is the Salk Institute in La Jolla. This structure was built in the early 1960's and designed by the world famous architect, Louis Kahn. The building materials were simple and uncomplicated unlike the work and science that would take place within its boundary. The design is two buildings, mirror images of each other facing a grand courtyard. Kahn was known for his use of natural light and at different times of day, the buildings and the changing natural light give amazingly different perspectives of the simplicity of the poured in place concrete. This compound gives a disquieting bold perspective to all who see it. Over 50 years have passed  and the design and finish looks the same as it did i...

La Jolla homes end-of-2012 Market Report by neighborhood-prices up   Our prices are finally starting up, La Jollas' demand is picking up, There's still a selection but not as much, we're beginning to see the light.  Single family homes rose 3%-16% in 11 neighborhoods, went down 1%-14% in 3, and 1 had no change.  Condos, town homes, and twin homes went up 1%-13% in 6 neighborhoods, went down 4%-6% in 2, and 3 had no change.  Prices of ocean view condos in the Village (Prospect St to the ocean) in creased 6%-14%.  Sales volume was up 31% for single family homes and 35% for condos.  So, nothing dramatic, but, at least an upward pattern.  Inventory continues to be lower than normal but there's still a selection.  Email derk@derk1.com if you'd like me to email this report to you (no San Dieg...

San Diego Real Estate - 2012 News in Review One of the things I love about being a real estate professional is there is never a dull moment.  Things are always changing in this business and the challenge of, not only keeping up, but staying ahead of the curve is invigorating!  Following are some highlights that have occurred in the San Diego real estate market in 2012:     A dramatic move from Buyer's Market to Seller's Market.  San Diego's home prices have increased every month for the past nine months. One factor, fueling the improvement, is the fact that interest rates are phenomenally low.  When I purchased my first home, many years ago, my ex-husband and I were thrilled to get a 13% mortgage.  Our friends were paying up to 17% (yikes).  Now, buyers are basically using "free" money ...
