La Jolla homes ocean view condos in the Village end-of-2012 Market Report An average ocean view costs an average of $ 250 per sq ft more.  So, a 1,000 sq ft condo would average an additional $ 250,000 more, for a good view $ 500,000 more, for a mostly obstructed view $ 100,000.  For the last  8 months there have been 22 sales ranging from $ 650,000 to 6.2M, averaging $ 1.1M-$1.5M and taking a couple months to sell.  The average per square foot price is $ 895-$913, oceanfront being 913 or more.  This is up 6%-14%

La Jolla homes end-of-2012 Market Report by neighborhood-prices up   Our prices are finally starting up, La Jollas' demand is picking up, There's still a selection but not as much, we're beginning to see the light.  Single family homes rose 3%-16% in 11 neighborhoods, went down 1%-14% in 3, and 1 had no change.  Condos, town homes, and twin homes went up 1%-13% in 6 neighborhoods, went down 4%-6% in 2, and 3 had no change.  Prices of ocean view condos in the Village (Prospect St to the ocean) in creased 6%-14%.  Sales volume was up 31% for single family homes and 35% for condos.  So, nothing dramatic, but, at least an upward pattern.  Inventory continues to be lower than normal but there's still a selection.  Email derk@derk1.com if you'd like me to email this report to you (no San Dieg...
