Laguna Niguel Home Sales increased in August for the 22 buisness days ending August 26th 2008. There were 72 home sales in Laguna Niguel, which was an increase of 2.9 percent over the previous year. Due to an increase of first time buyers, foreclosures and a decrease in home prices, the median home price dropped 34.6 percent from August 2007. The median home price is equal to half of the homes sold in Laguna Niguel being above the median price and half of the home sales being below. Receiving a nice invitation for dinner from friends Bob and Linda Worley, Christi and I looked forward to seeing them again.  It was no surprise that we enjoyed an August Friday evening and meal with Bob and Linda at their beautiful Laguna Niguel home.  We had an excellent visit about old and new times and were hosted for a wonderful meal ... roast pork from the grill (Bob's from scratch creation rolled with spices and herbs), leek au gratin side (Linda's speciality) and home grown light and lively salad with lettuce and special herbs.  Bob and Linda are great cooks, and treated us to nice food, fun and conversation.  Linda finished off her presentation with light and lively Trader Joe's ice cream selections.Our hosts had redesigned their home and yard using some of the special products... 08/09/2008

As of April 2nd, 2008 according to the Multiple Listing Service (MLS) the total number of active listings in Laguna Niguel totaled 454 homes (condos, townhomes and single family homes).  This is up 7 homes from February 2008 with a total of 447 homes on the market.  We have seen a nice pick up in Orange County home sales in February and March of 2008.The inventory numbers are holding steady which is a good sign for the market.  The FED cut interest rates by .75 basis points in March.  This will help keep interest rates fairly low as the bond market decides what to do next.  The new conforming loan limits were announced in March.  The new conforming loan limit is now $729,750.  This will definitely help buyers and sellers in the Orange County housing market.  The former conforming rate w... 04/02/2008

As of March 1st, 2008 according to the Multiple Listing Service (MLS) the total number of active listings in Laguna Niguel totaled 447 homes (condos, townhomes and single family homes).  This is down 10 homes from January 2008 with a total of 457 homes on the market.  We have seen a strong pick up in Orange County home sales in February after one of the slowest January's on record.  Sales activity picked up right after the rate cuts at the end of January.  The FED is meeting again March 18th to announce the next rate cut.  The bond market is predicting another .50 basis point cut.  This will be an important rate cut because not only will we get another rate cut but we will get the new conforming loan limits for Orange County.  This should be another positive one - two punch with rate cu... 02/29/2008
