Getting Frustrated With Your Short Sale Approval? Have you ever been so frustrated with the bank you could just scream? Try this tip: File Your complaint with www.ripoffreport.com and be sure to include as much detail as you can. Be sure to include the banks name. That way the banks name will show up in Google when others are searching. Banks don't want bad press. Here's another idea. Contact your local television station or radio station or newspaper. Lender's don't want the bad press right now and this is a sure fire way to get their attention and put a call to action in place. Leverage the press release about to go out and send it to the Media Relations Department of your lender. In the case of the lenders any publicity is not considered good publicity. Lender's have a bad reputation...

I scream BOOOOO to you!  It is the end of October and Halloween is in less than 7 days!  Kids are excited for sweets and costumes, and adults are thinking - why is Halloween on a weekday?!  The holidays are around the corner and we all scratch our head and start wondering, where did the past year go? Well I can't answer that, but I can answer where Menifee CA real estate was in the month of October!  As we head into the holiday months, we will normally see a slow down begin in October.  I know we saw that come about in Temecula when I created my October 2011 Temecula Real Estate Trend Report.  That displayed an 18% drop in property closes month over month!  Please keep in mind that although this is my October report, the sales amounts trail by a month and are for September closes while ...

Time is speeding by this year and Menifee real estate is speeding along with it!  As of just recently, the Federal Reserve has taken additional action to stimulate the economy and thus interest rates dropped even lower!  I just had a client get in touch with my lender today to do an FHA Streamline and lessen their rate from 5.5% which they obtained about 1.5 years ago to an estimated 3.75%!  That is an outstanding difference and the helpful side of FHA Streamlines is they are quite easy for any who at the moment has an FHA loan - even if the property value has fallen down!!  Currently, I am wishing I was FHA instead of conventional - Grrr. Enough about loan stuff (but it is worth understanding if it applies to you), time to get to Menifee Real Estate!  As always, I founded my numbers on...

Menifee home prices for August 2011 Here's some different charts for Menifee homes that I did last month, before the statistics for August were completely in. Home owners really like Menifee because the school ratings are higher than other areas where the same priced homes can be purchased.   Menifee Homes are priced more reasonably than Murrieta Homes or Temecula Homes.   Menifee home prices have stabilized for the most part and the number of Menifee Homes sold over the last 12 months can be seen in the chart below.     The average price for a 3 bedroom Menifee Home is shown in the chart below for the first 8 months of this year.   Like other parts of Southwest Riverside County, "Menifee Home Sales", have had the largest drop in price, starting in 2007 when prices were inflated.   The ...

WWW.MyForeclosureRepair.com Menifee, CA Credit cards is an one example of an unsecured debt.  An unsecured debt is a debt where they can’t take away your car or house. A secured debt has something as collateral, such as your car, house, or anything else of value. When you stop paying an unsecured debt, the creditor  will call you nonstop. The reason is because they don’t have any other way to collect from you. Creditors of an unsecured debt already know they cannot take your house. So, typically a creditor will make up for this by calling you constantly with harassing phone calls. Creditors use deceptive tricks to get you to pay them. For example, there are Federal Laws that regulate what creditors can do or say. Creditors are not allowed to threaten to sue an than not follow up with by...

WWW.SherryKLoanModHelp.com Loan modifications are really tough to get. Either a borrower makes too much money and the lender won't do anything for you or they don'[t make enough money and you get the exact same result. One reason a loan modification can be so tough is because the lender is trying to get as much money from the borrower as possible.  The lenders position is that they are entitled to every penny they can get. So essentially they will collect everything possible out of the borrower. Many loan modification customers end up paying more than their home is worth. For example, the borrower bought the home for $200K and they took out a $200K morrgage and today their home is worth $150,000. This homeowner can afford to pay down a $150,000 mortgage. However they can't afford to pay...

As a short sale specialist in Menifee and the surrounding area, I keep up on the latest laws that will have an effect on my clients overal well being when it comes to short selling their home. The most recent law that passed as of July 15 is Senate Bill 458 signed by Governor Jerry Brown. The new bill is especially advantagous for borrowers that not only have a first but a second leinholder on the property. The bill states that a short sale approval will accept the pay off as the amount in full on any outstanding balances currently due to the mortgage company. A perfect example of where this helps a client is when you get an approval from the first lienholder and they agree to pay X amount to the 2nd lienholder, however the 2nd lienholder holds out for more and/or may go back to the bor...

We just recently closed escrow on a Standard Sale located at 28745 Sandy Avenue in Murrieta. Fantastic single story pool home with dual masters, 2700 square feet sold for $276K. My clients are extremely excited and will be moving into their new home located in Canyon Hills in just a few short weeks. If you have equity in your property and are considering selling, I am here to tell you that Standard Sales do sell in this market. What you need is an agressive agent that has an agressive and effective on-line and off-line marketing campaign in place.  Listing your home with the right agent is one of the most (if not the most) important financial decisions you will make so select carefully. Here are some questions to ask before you hire: Are you a Full-Time Agent?    We feel selling real es...

Menifee CA – There have been many controversial figures on just how much a lender saves completing a short sale verses a foreclosure. Anywhere from 20% to 50% So what exactly does happen after a home is listed as a short sale and for whatever reason it does not sell? ~~~and there could be many scenarios why it did not sell as a short sale~~~too many to mention in this blog. For example, ~~~and this is a true story~~~short sale was listed for sale for at $225K. After a few months, the sellers received an offer for $200K The offer and the short sale packaged was submitted to the lender. The lender declined the short sale and the lender started foreclosure proceedings. About 19 months later the house was put back on the market as a foreclosure. The house sold for $150K. You can see pretty ...

Menifee, CA As a Short Sale Specialist, I sometimes run into clients where they are renting their home out while in the  midst of a foreclosure. The obvious question is...can I continue to collect rent from my tennants while not paying my mortgage? Is it legal to do this and are their any liabilities that comes with it? I always tell my clients that I am not an accountant or attorney and cannot give tax or legal advice.  Therefore, I simply cannot answer as to whether or not it is legal. I always recommend that a client in this situation check with their lawyer before making a decision. I do know for certain that some states have laws forbidding this practice.  The laws in some states  say you must notify any potential renter whether or not the home is in foreclosure before renting the ...

Menifee CA, Here is a great question a client once asked me. 'Why Do Short Sales Fail? The client further went on to state that they heard that over 70% of short sales fail and wanted to know if this was a true statistic. It is true that alot of short sales fail, however those statistics are for individual short sale offers submitted to lenders. If the first offer on a short sale is turned down then either the first offer is negotiated to reach an agreement or another offer (called a back up offer) replaces that first offer. The failure rate is much lower on the individual sale of a home. There could be several reasons why short sales still do fail. Here are some reasons I have found throughout my short sale career:   Is there a tennant in the home? Tennants are not particularly moti...

Menifee CA – If you are currently selling your home as a short sale, take caution and discuss with your Realtor the reasons why you should not jump on the very first offer that comes your way. You may have to resist pressure. Buyer's are anxious and may get impatient, but take the time to discuss the pros and cons of this approach. Buyers know the inventory is limited (at least in our local area) and are impatient to get an offer accepted. But the first offer ~~~and Buyer~~~ is not always the best option. If a buyer loves your home and are willing to submit a reasonable offer, than they might be the right fit but take the time to find out more about the buyer. Ask your Realtor some questions such as how long have the buyer's been looking? Do they have any other offers on other propertie...

Right Now, New Homes Riverside County will have standing inventory that they will be willing to make deals on.  I regularly visit the sales offices to find out what's going in the community.  Calling on the sales offices in person is the only way to really find out what's going on and what deals can be made as far as what incentives the builder will be willing to throw into the deal. Yesterday, I took a client to some of the New Homes Riverside County that were specifically Single Story Homes.  We visited Menifee New Homes that are single story only throughout the entire development. This makes it nice as there are no towering two story homes that can look into single story windows! Many developments for New Homes Riverside County have wonderful energy saving features like Solar panels,...

Menifee Home Sales For June, 2011 Menifee Homes - Menifee Homes are located along the 15 corridor and also touch Interstate 215, in Southwest Riverside County, California.  This blog post that I wrote has a map of Menifee. The feature picture is a lovely Menifee Home that is currently listed in Menifee Lakes with golf course views. Menifee Homes as well as the rest of Southwest Riverside County,  typically has more real estate activity in the spring and summer months.   Menifee Homes, located right next to Murrieta Homes and Temecula Homes are popular with buyers due to the highly rated Menifee Schools and popular Menifee neighborhoods which include some Menifee areas that are more rural than other areas of Southwest Riverside County, California.   The median home price for Menifee Home...

As we enter July of 2011, Menifee homes sales continue to be at a hasty tempo! Summer is often a chaotic time as folks make their move around school schedules among other items. In general, the Menifee real estate market is surely rising upward but that could quite possibly just be the summer time effect. Nonetheless, we are seeing elevated activity which is a fantastic thing! In each and every one of these reports, I pay attention to homes that are detached, single family residences priced below $1,000,000. I like consistent figures so you, the homebuyer, are seeing the exact same standards every time. Let us go directly to the figures: Menifee Real Estate Analysis Update - July 2011 Total # of Active Houses Listed - 260 Average Active List Price - $ 221,861 Menifee Houses Sold in June...
