Estate Sale? Or Garage Sale? I had the opportunity of meeting with, Will Fuller, the Owner of the Caring Transitions Franchise for San Diego a few years back and really liked what he was doing and how he was going about it.  What with 77 million Baby Boomers currently retiring everyday for about the next 20 or so years I thought what he was doing really filled a significant void; especially in the real estate industry. This is really a very well organized and thought out business and I've been tracking it for the past several years. There's a lot of scams and rip off artists out there nowadays conjuring up myriad ways of separating us from our prized possessions and wealth.  However, here's a man with a company and the means to help a lot of folks deal with a lot of challenges. I would ...

The Hacienda Santa Fe neighborhood in Rancho Santa Fe, in my mind, is considered to be one of fastest moving neighborhoods in regards to Rancho Santa Fe Real Estate in the low 2 millions. The pros far outweight the cons of investing in these Rancho Santa Fe Homes that are nicely manicured, have swmimming pool, and or tennis court, have great vistas (some do), and offer superb and highly desireable SINGLE LEVEL LIVING (AKA RANCH STYLE) Real Estate For Sale in Rancho Santa Fe. Hacienda Santa Fe is located on what's considered to be just outside the eastern border of Rancho Santa Fe Covenant Real Estate. It's right off Del Dios Highway almost diretly across the gated tract of estates called THE SUMMIT. Just east of Hacienda Santa Fe you'll find two of Rancho Santa Fe's more popular and new...

Earthquake's Are Real. Is Your Home Green Tag Worthy For A Disaster?    In my previous post Shame On You, Shame On you, Shame On You! I left a pretty riveting message about the responsibility you have as a family, head of household, citizen and neighbor to make sure that you and your family can survive the effects of a natural or man made disaster and not have to become another statistic or dependent on what will without a doubt be a heavily burdened emergency response system. Albeit when disaster strikes we rarely if ever have the time to react. However, there are things we can do to mitigate and be as prepared as possible to ride out whatever that storm may be. Those things we do or don't do can and will determine our fate and very well may determine the safety and well being of our f...

LA mayor calls for mandatory quake retrofit of concrete, wood building       Los Angeles Times | December 8, 2014 | 12:04 PM   Los Angeles Mayor Eric Garcetti today proposed the most ambitious seismic safety regulations in California history. The proposals would require owners to retrofit thousands of buildings at risk of collapse during a major earthquake. Garcetti's recommendations target two of the riskiest types of buildings in Los Angeles built before 1980: concrete buildings and wooden structures atop weak first floors, such as those on top of carports and garages and supported by slender columns. Thousands live and work in these buildings every day, and seismic officials have warned of hundreds of deaths across Southern California if nothing is done to strengthen these buildings ...

Site Built vs. Factory Panel Assembly Line Construction Comparison   Let there be no doubt that "The times they are a changin". Having been in construction, Factory Built (Manufactured & Modular) development, re- development, and real estate in general for the past 3 decades I've finally seen the light. Computerized totally automated "Factory Built 'Panelized Construction' Technology" has at long last arrived in a much bigger and far better way.   Take a few moments to study the "SITE (STICK)" vs "Factory panelized" construction and building methodologies below before you hire that contractor to build your next home, apartment complex, condo, town home, commercial strip center, low rise, mid rise or high rise hotel project. There is virtually nothing that can be built on site that can't...

OK, So Whats In A "TINY House" Anyway? Accessory Dwelling Unit (ADU)     Since I began posting about  "TINY Houses" I've showed several photos of how they look from the outside with lots of nice elevations, 3 dimensional graphics, landscape etc.   However, after receiving  several inquiries from folks about what's in them and how they're laid out on the inside. So I thought I'd cut to the chase and show you a typical floor plan for an average 750 to 800sf "GRANNY FLAT".   Here's a fairly generic plan (birds eye) of a 20x40 800sf "TINY HOUSE"   It's amazing just how much usable and functional space one can net out of such a tiny footprint but here you can see first hand that living small can be very comfortable.   Tiny Houses are not necessarily designed nor meant for entertaining large ...
