South Pasadena CA 2013 1st Quarter Real Estate Market Update -- Single Family Homes       South Pasadena is a separate city within the San Gabriel Valley(it is not nor has ever been associated with the city of Pasadena).   The historic city recently celebrated its 125th birthday is well-known in the area for its small town atmosphere yet its convenient location, highly regarded schools and acclaimed local services make it a popular choice to live.   There are currently 15 single family homes on the market for sale ranging in price from $575,000 to $1,995,000.   If you are unfamilar with this market, it should be noted that ten of those homes have been on the market for less than two weeks - homes are selling quickly and in many cases with multiple offers and for more than the list price...

South Pasadena - Condo - Lofts - Townhomes Market Update This is a market update for the South Pasadena condo, loft and townhome segment as of March 4, 2013.   In the past week, five properties have come on the market for sale.  With just six on the market, inventory is still very low in this category.  There are six properties in escrow.  February 2013 saw three sales ranging in price from $302,000 to $415,000 with an average closed price of $342,333(median $310,000) according to our local multiple listing service(MLS) statistics.   This compares to five sales in February 2012 and an average price of $480,000(median $485,000).   This change does not reflect a downward movement in price but is a function of the mix of sales. South Pasadena CA - Celebrating New Year’s Day at The Rose Parade The Rose Parade in Pasadena will be held tomorrow, January 1, 2013 and South Pasadena will have its float in the parade line-up.  The parade theme is "Oh, The Places You'll Go". While there is plenty of attention for the some of the grander and more elaborate floats, don’t dismiss the features and the end result that you will find from South Pasadena. This all-volunteer effort will be honored for its use of all California flowers from San Diego to the Oregon border.
