The Real Estate Market in Tarzana CA in June 2016:Currently, there are only 95 homes and 26 condos for buyers to choose from, the best deals are moving fast so be ready to make a solid offer when you find a property that fits your needs. The market is still in the Seller's zone. The sales price to list price ratio was strong with condos but more negotiable with houses: 100.33% and 93.73% accordingly. The inventory is still tight and days-on-market (DOM) is falling. There are 35 condos for sale in Tarzana during November, which is 27.1% less than this time a year ago. 12 condos are new listings ( slight drop from 20 listed in October) The number of condos sold over November is 10 ( 7 less than in October/15), is down 16.7% compared to the same period last year . This equates to only 3.9  months of inventory ( + 39.3% compared to the same period last year). There are  9 condos in escrow by the end of October ( - 47.1% comparing to the same period last year, and one more than entered Escrow in October/15). Median price of Sold = $ 236/Sqft that is a 8.2% drop comparing to the same period last year,  and a huge drop from $296/Sqft in October.  There are 102 homes (sfr) for sale in Tarzana CA during November, which is 13.6% less than this time a year ago. 35 homes are new listings ( slight drop from 40 listed in October) The number of homes sold during November is 26 ( one less than in October), is up 44.4% compared to the same period last year . This equates to 8.5  months of inventory ( + 7.6%), largest pick so far. There are only  12 homes in escrow by the end of October ( -20% comparing to the same period last year, and drop from 29 homes in Escrow in October/15).  Median price of Sold = $ 374/Sqft that is a 3.3% up comparing to the same period last year,  and a slight improvement from $360/Sqft in October. Wow, the autumn is almost gone and I'm sure many of you are looking forward to the Thanksgiving and Christmas holidays ahead.
