The Manitou Springs real estate market is interesting for a number of reasons first of which is its size. Manitou Springs is a small yet desirable area, so we see some pretty serious fluctuations in the sales data. For example, the year-over-year median sales price has dropped nearly 33% from $367,500 to $245,000.In a larger area like the Colorado Springs Real Estate market, this would be some serious cause for alarm. Since Manitou Springs cease 3.5 sales on average for the month of January the drop isn't quite so alarming. The sale of 1 smaller home impacted the median sales price for that month. Manitou Springs is located at the western edge of Colorado Springs and right at the base of Pikes Peak. This small town has no shortage of character or desirability. This town is a favorite destination for both tourists as well as people looking to relocate to the area. The only drawback to Manitou is a serious lack of housing inventory and what seems to be an affordability issue. There were 15 sales in Manitou Springs Colorado for August of 2017. This is a great number since Manitou Springs averages 8 sales per month normally. Although Manitou is a very popular area it's sales constitute less than 1% of the total sales recorded in the Pikes Peak MLS. The median sales price in Manitou Springs hit $365,000 in the month of August. This is a new high and a 62% increase from its recent low in 2011. This is great news if you are selling and bad news if you are buying.
