 We are at the time of year where the Denver metro Cities put restrictions on residential watering.  From May 1st to October 1st, homeowners are not to water from 10 am to 6 pm, and water only three times per week.  Hand watering follows this same guideline.   When you first turn on your sprinklers, it is wise to check to be sure you are not watering the concrete. New sod, seed, or irrigation systems will need a permit from the City.  Installing a rain sensor is helpful to determine if you need water. Currently, we are not as bad as some years, as we had quite a bit of snow this past year, but every metro city wants to ensure we have water for the future. There are fines for the infraction and major fines for those afterward.

 Since the information on Zillow acquiring ShowingTime, our local MLS scurried to find a suitable showing service for its members.    They did A LOT of research and found Broker Bay out of Canada, which can provide great service and a platform easy to manage.  This new service should be available to the REALTORS in June sometime, but right now, as a broker, I was asked to do a "tour" and see what I thought, and give comments back to the company.   It will be fun to be on the cutting edge of this new company. Right now probably 95% of the listings are entered into ShowingTime and is quite easy to set showings, so hope once Broker Bay comes out, we have the same participation.

  Happy Easter to all my ActiveRain friends!      We are experiencing very warm temperatures (70), which is so nice this time of year!   It could be snowing still....  This is our second Easter with no Red Rocks Services, which so many look forward to.    Our level in Colorado is allowing services at the church but maybe reduced capacity. For children, Easter is a day of Easter eggs, maybe a new outfit and shoes, but it is also a day of celebration and family reunions.   There are a few egg hunts scheduled. Hope you are able to spend some quality time with family and/or friends today, be safe.  HAPPY    EASTER

I showed a home over the weekend to some past clients that are very savvy.   I have done 7 transactions with this specific family, as I do think they really like to move. This home seemed to check all the boxes they were trying to achieve before we got to the home, and could feel the excitement on the phone!    There are only 30-minute showing times, so absolutely have to get to the home on time, so you can spend the entire 30 minutes checking the home out! This home was built in 1977, but completely remodeled.   In the eating space of the kitchen, there were some noticeable black brackets on the beams, like there had been some shifting and repair done.   The home had fresh paint, so maybe repairs were just completed?   This made the buyers pause, as they did love the home, location, ba...

Just as we were enjoying springlike weather (60's and low 70's) in March, we hear there is a doozie coming our way.   The last storm brought nearly a foot of snow, and luckily it did not take long before it all melted, as warmer weather appeared right after the storm. This next one coming from the West has some forecasters expecting more FEET of snow depending on what path the storm takes.   If it breaks from the ridge, and the low goes over Albuquerque, there have been reports of 10" to over 2 FEET.  No one is willing to make a prediction this early. March is our snowiest month, but also every week we see really nice days with high temps, full sun, and bright blue skies.   This is when our foliage gets a bit confused!

You won't want to miss this unique event in Leadville Colorado!    You won't see horses and skiing just anywhere! The point is to collect the rings as you are going up the jump (which is 4-6' high), and don't crash on the way down as the horse is pulling you!   You are at the mercy of how fast (or slow) the horse is going.
