Danbury, Connecticut Real Estate Update August, 2008 Closed home sales in Danbury, Connecticut: Single Family Homes:There were 29 single family home sales closed in Danbury, CT.List Prices ranged from $217,000 - $975,500.Closed Sales Prices ranged from $207,500 - $975,000. The average closed real estate sales price for single family homes in Danbury was $381,432.  The median closed real estate sales price was $346,000.On average, these homes sold for 95.5% of their most recent list price.Days on Market ranged from 5 - 400 days, with the average being 106 days of market time.  This month enjoyed a marketing time 50 days less than recent averages...  This compares with 55 closed sales in August, 2007, with an average closed sales price of $397,082 and a median closed sales price of $370,0...

  The table below shows how this segment of the market has behaved in the last three years. I have only selected those sales that occurred between June 1st and September 1st in 2006, 2007, and 2008.Even though it took almost 40 days more in 2008 than in 2006, only 49 properties (2 bedroom condos) were sold but for a similar median price. It looks like property prices for this segment are recovering from 2007.

As you can see below, prices in Danbury have changed in average 4% per year during the last 3 years. At least that is what a quick snapshot of what single family homes with a living area between 1,200 and 2,000 SqFt and in a lots of between 0.2 and 1 acres were sold for (Median Prices) between June and August in 2006, 2007 and this year. The difference between the listing price (LP) and the selling price (SP) in 2006 was 2.43%, 1.33% in 2007 and 4.01% in 2008. This shows that these days the buyers' barging power is stronger than back in 2006 and 2007 and/or sellers are not listing their properties at the price the market is willing and able to pay. 64 properties were sold within June and August 2006, 40 during the same period of time in 2007 and 33 in 2008. The tables below show how the market behaved during the first 8 months of the year and how it compares to same period in 2007 according to the CT-MLS system. As you can see, 635 properties were closed in the first 8 months of 2007 while only 463 were sold in 2008. While in 2007 the diference between the asking price (Listing Price) and the actual selling price for Single Family properties was 7.34%, in 2008 selling prices have been 8.65% lower than asking prices. The smaller difference between asking price and closing price was observed in Condominiums in 2008, and surprisingly, 2-family properties were sold for 7.72% more than their asking prices. You can also notice that the average DOM (Days on Market) were higher in 2008, in other words, it is taking slightly longer to close than it...
