Friday Flags at Southbury CT Town HallI had done a Friday Flags on the Veteran's Memorial in Southbury CT earlier this month.  This memorial parklet sits adjacent to the Town Hall of Southbury, CT, which is also steeped in history.Earlier this year, the town celebrated its 350 anniversary, with events all over town many of which were centered around the historic sites of the town. A pamphlet on its sites can be seen by following the link provided here on Historic Southbury.Until the highway system that runs along the town's eastern border was built, Southbury was a rural agricultural town with app 2000 residents. It has since developed into a town of app 30,000 residents, with some light manufacturing and a lot of retail. At one time, the famed pianist Victor Borge called Southbury CT Ho...

Friday Flags Southbury CT Veteran's Memorial ParkI had the occasion to visit the Veteran's Memorial Park in Southbury CT and was impressed with the area.It sits adjacent to the Town Hall and was decked out in seasonal colors. It is a testimonial to the brave men and women, residents of Southbury that served and lost their lives in defense of our Nation overseas.Three large monuments shape the display and each had fresh wreaths all carrying miniature flags of the services.  That's for another post.It was a still day and I was thinking I would need to pass on using this fr a furled flag.I got a phone call while I was there and used one of the benches to rest and take the call. When the call ended, I looked at the flagpole and saw some stirring. It was as though the environment did not want m...

SOUTHBURY CT-REAL ESTATE MARKET REPORT for JUNE 2015  What does the real estate market look like in Southbury CT? Real estate prices in Southbury CT appear to be rebounding, or at least are trying to. Average sale prices have climbed above where they were at this time last year, even with a few dips in price along the way. The number of homes that have sold and that are pending is encouraging along with the increase in home values, but sellers in Southbury looking to place their homes on the market should take the good news with a grain of salt, as buyers continue to wait for more than 3 months to make offers and that there are more than enough homes for sale in Southbury CT to last for over a year. There are 182 Southbury CT homes for sale, with an average listing price of $481,522 and...

Who Do You Want To Be Today?   For 80’s buffs, yes, that is from an Oingo Boingo song.  Remember them?  Anyway, the question stands and is a legitimate question to ask yourself-who do you want to be today?   You see, each day we are faced with MANY choices and how you react to those choices will ultimately determine the quality of the day.  And it is the sum of the days that ultimately leads to the quality of your life.  This question is an important one, this day is an important one.  I have found that the vision of who you want to be will tremendously impact the decisions you make each day and how you react in given situations.  For example, iif your ideal is to be one of the great sales people in your industry, then the choices you make each day will be in line with that goal.   Bu...

Sold Southbury CT Colonial, a Successful Short Sale This Southbury CT Short Sale colonial closed right at the end of the year and a good deal for the new owners, and a relief for the sellers. A lucky break for the sellers when the second lien holder cancelled the debt and waived any deficiency. The sale value of the house, while still considered a short sale, allowed the investor to recoup their mortgage value and was recorded as a satisfied note. Eleven days on Market and we had a qualifying offer. Ten days with the primary bank and we had a price counter which the buyers accepted and amended the contract. Four days after the amended contract reached the lender we had Short Sale approval to close in December. The buyer's lender did their work; the lawyers did their work, and with an ol...

SOUTHBURY CT-REAL ESTATE MARKET REPORT for JANUARY 2013   Southbury CT-Real Estate Market Report for January 2013 The volume of home sales in Southbury CT has declined compared to last year, but interestingly enough, average sale prices are somewhat better. The number of pending sales at this point indicates a robust market over the next few months; however, the spring selling season is right around the corner, and the market history in Southbury says that usually the market picks up in terms of volume of sales between January and October. Sellers, if you are looking to capitalize on this, the best thing you can do is to price your homes at market value so that they can sell.     There are 185Southbury CT homes for sale Average asking price of $498,219 Median asking price of $425,000  ...

Southbury CT Heritage Village Condo Closed   Search for Condos in Southbury CT Today we closed on a 2 bedroom ranch style condo in Heritage Village. Although this is not an uncommon condo in Heritage Village, a complex with over 2,600 units, what made it special was that the unit was under contract in 10 days. Some units in Heritage Village can sit on the market for months. As we walked away from the complex, even the seller’s lawyer had to stop and congratulate us on our sale, even thought this wasn’t that big a unit. The seller was very gracious and let it be known that it was the agent’s advice that got it sold. The recipe was very simple: ·         Clean out excess furniture ·         Repair items that have been overlooked ·         Give the condo a clean paint job ·         Shampoo...

SOUTHBURY CT-REAL ESTATE MARKET REPORT for MARCH 2012 Southbury CT-Real Estate Market Report for March 2012 Southbury, which has the distinction of being the only town with that name in the U.S., is a sprawling yet comfortable town at the northwest edge of New Haven county and is a part of the Pomperaug School District (Regional School District 15), which is comprised of Middlebury and Southbury. The number of pending sales, and the decline in average sales prices compared to last month and last year at this point does not indicate a robust market at this point;  but the median asking prices for those homes under deposit does indicate potential improvement in the Southbury real estate market in the coming months. There are 111 Southbury CT homes for sale Average asking price of $471,27...
