Cape Coral, FL FAST MOVING MARKET...........Low Prices!  Transactions way up!!! We are in a huge foreclosure market...over 2,000 pre-foreclosure filings per month. Prices are low....3 bedroom/2 bath/2 car garage homes built after 2000 for 65K-you don't need to be a brain surgeon to figure out it's a deal.  And buyers know it.  I had three different buyers out before 12:30 yesterday. 50% of our listings (3900+) are short sales.  The good news is that banks are now working with us to get them closed.  More than twice as many homes sold in Cape Coral in 2008 than 2007. Cape Coral single family building permits were reported today and the numbers remain low.  December 2008 recorded only 7 single-family building permits, this ties the previous record low of 7.  With more than 400 homes per month being sold in the Cape Coral the time will come when there are simply no new homes for buyers to purchase.

So what did we do on the last day of the year??? We worked of course, sales are booming here in Cape Coral and all of SW Florida. We had two different sets of clients out today and guess what?? We wrote two contracts on foreclosed homes. One was in Cape Coral and the other was in Lehigh Acres. Clients were amazed at what they could buy for under $75,000. Now we just have to hope that once the banks open on Friday that our full price offers are accepted. What you say we have to wonder if our full price offers will be accepted... Yes thats what I said. The reason being is now that this market is booming again we are often faced with multiple offer situations where the selling price actually goes higher than list price. This morning on the news I heard that the I-75 Road Expansion Project (IROX) is 150 days ahead of schedule.  It’s always a good sign to see public works projects ahead of schedule.   This much needed project will increase the number of travel lanes from 4 to 6 lanes along a 30 mile stretch of I-75 from Golden Gate Parkway in Collier County to Colonial Blvd in Lee County.
