  My daughters and I have a Sunday tradition of eating bagels. I usually awake early on Sunday morning to purchase "Hot Bagels" fresh from the oven.The girls love`em,which is what it`s all about!   Dealing with Short Sales is often a challenge. It`s not for the faint of heart. You have to have your wits around you and more important. One must know the area they`re dealing in.   We made an offer on a home in Cooper City which is a "Short Sale". The asking price was $315,000. The agent representing the seller, kept explaining to us the home was "Short Sale" approved. One major problem, the home would never appraise at $315,000 or anywhere close.   We placed our offer at $265,000 based on the last closed sales in the area. The agent kept explaining the lender would never agree. We explained to the agent the lender is way off target with the price and we can prove it to them by having an actual appraisal done.   Yesterday, the lender sent us an approval.     Since the Real Estate Bubble burst it`s been quite a challenge for many to survive. We`ve seen Realtors, and Real Estate offices  disappear.It`s not easy to adjust to change as many will tell you. It`s harder to revise a strategy that was working when the market was exploding but not suitable when the market went south! It`s impossible to predict what direction 2009 will lead most of us. Bailing Out the little guy with foreclosure issues was how the $700 Billion Bailout began! Saving our country was supposed to offset people losing their prized possessions.The American Dream is lost and forgotten now! The original bailout is officially dead, and don`t believe for one second the Banks will come to the rescue. Apparently, helping wall street big wigs, AIG racketeers,saving ca2r manufacturer's are more important that saving the "Middle Class". For months the Calvary was coming. President Bush went out of his way to assure the public assistance was here. The $700 Billion Fiasco is all smoke and mirrors now! Nice to see  the administration was looking at a major expansion of the program into the markets that provide support for credit card debt, auto loans and student loans....

  Seems to me that this bailout should have been avoided. Our once great nation is in total chaos by the likes of the people whom we`ve placed in power! You don`t have to be a politician to realize who`s going to gain from this $700 billion debacle. On Capitol Hill  aka Shake Down Street the rich sure as heck seem to be getting richer, while the middle class becomes wiped out! We`re going the way of the dinosaurs. Apparently, there is light at the end of the Real Estate tunnel. With Uncle Sam stepping up to the plate bailing out the banks from it`s horrific "Sub-Prime Loans" it suddenly seems the Real Estate market will once again lead the way for a better 2009. The housing crisis can be traced to lax lending for home mortgages - especially sub-prime loans given to borrowers with tarnished credit - creating a false housing boom. Lenders and borrowers were counting on home prices to keep rocketing upwards. I do not think I can find a better word to describe what I have just experienced. A good client of mine calls me in much distress and asks to come see me which of course I agreed. My client (let's call her Mary) has relocated to another State about a year ago but her mom (let's call her Sally) still lives in Miami so Mary was in town for the long holiday when she was notified by Sally (who is 74) that she had arranged for her daughter to be in the meeting where she would apply for a reverse mortgage.     I`ve dealt with a rash of Realtors who must be completely oblivious to the market and how often the lenders will delay a closing. It`s almost next to impossible to have a closing on time anymore, it`s not the buyers fault,nor is it the agents .Lenders are extremely cautious. Hence, "we`re in this together as professionals to close a transaction". Yet, as we approach a Monday closing we`ve dealt with an agent who seems to act like it`s everyone`s fault for the transaction closing "1 day late". We`ve received no less than 50 emails from this person accusing our buyer, myself and the mortgage broker for being incompetent.
