This magnificant Hotel built as the centerpiece in the City Beautiful (Coral Gables) sits just as regal as she did 9 decades ago.    Rendering of Gables Auto Vault A mixed-use project in the works is targeting a new demographic: luxury cars.  Interior rendering of Gables Auto Vault Nathan Vedrani and Tom Cabrerizo, director of acquisitions and CEO along with developer Sheldon Lowe, are building the five-story project in the area east of Coral Gables in the city of Miami. The partnership closed on a $19.5 million construction loan from SunTrust Bank for the site, which is on Bird Road and Southwest 38th Court.The project is 50 percent sold to local buyers, he said. The Financial Crimes Enforcement Network or FinCEN has issued a Geographic Targeting Order to investigate particular real estate deals happening in the area.Effective beginning March 1, 2016, some title companies will be required to provide specific information on the buyers and their finances before the deal can be completed. Fannie Mae’s latest Home Purchase Sentiment Index is stating now is a good time to sell a home.  If you’re like most realtors I know, you are excited about this new year. Analysts are predicting a healthy one for the real estate industry and the numbers released from REALTORS® on December confirms the positive outlook.  According to December’s numbers on Florida, properties are staying on the market for less time, the median sales prices are up, and closed sales had less short sales and cash-only sales.  At this point, with inventories still relatively tight, it seems the market continues to be a seller’s market for single family homes - at least in the Coral Gables homes for sale market. Miami-Dade County records show Veneto Group LLC sold the 63-unit building to three entities managed by Samuel Matalon and Alfred Sayegh.The 11-story tower located at 120 SW Agenue sits on a 20,865-square-foot lot. The goal construction area is 112,528 square feet with apartments ranging from the $800's SF to the $1,200's SF.The building is near the Miami River and very close to Brickell, where new development prices are over the $600 per SF. This investments reflects the tendency to lower CAP rates in the area, including Liite Havana.
