I haven’t written about Oceans Grand in a long time, and it is long overdue. So, let’s look at this condominium. It is in Daytona Beach Shores, behind the new Publix, which is going to open the doors in couple of months after complete tear down and building a new one. Lighted tennis courts, semi-public golf course, all it makes a terrific place to be, and you even do not need a car to live or vacation here. Anyway, this is one of the last tall buildings in Daytona Beach Shores, that has changed the ordinance and now you can’t build anything taller than 12 stories. I think it was a very stupid populist move, but things are what they are, and not what they should be (or what we would like them to be). This is not a direct oceanfront building, though the views are excellent, and often riva...

How The Split Works? The question was about Oceanside Inn, a condo-hotel in Daytona Beach Shores. Being a condo-hotel means that Front Desk is renting the condos when owners are not there, and then splits rental income.   The answer is simple: 10% of top goes to Credit Card operations, and Travel Agents’ commissions. The balance is split 50/50. Which means that out of $100 rental income the owner gets $45%   - So, what income can I expect? - The correct answer is “I do not know”. - Is it really that you do not know? - Not really, but this is the right answer. - Why wouldn’t you say if you know?   Because if the Buyer purchases the unit in a condo-hotel relying on the income, which is derived from the activity of the third party (rental management company), then, according to attorneys, ...

Ocean Vistas Condominium in Daytona Beach Shores, Florida. Writing market reports about condos in Daytona Beach area is like looking at the surface of water, which is so still that looks like a mirror. There is simply no movement. The market is so still, that it is even surprising. After starting moving after 2011 and 2012, we thought that it would be gaining speed, especially considering that real estate market in general is moving, and in South Florida is moving quite fast, as well as in many other areas in the nation… but not condos in our area. I guess they took a sabbatical. Ocean Vistas in Daytona Beach Shores is unquestionably one of the nicest condominiums in the area. There are 9 units in Ocean Vistas for sale on our local MLS at this time. Prices are still in line with what we...

Daytona Beach Shores is a small coastal city south of Daytona Beach. It was incorporated in 1963, while Daytona Beach and Ormond are much older, so how they managed to get such a long shoreline, I do not know. But they do. And because of that, this is our local condo capital, as majority of condos on the beachside are in Daytona Beach Shores. This is where I live, this is where I work. Still, it is small, a little more than 4K residents, swelling to 30K visitors during major events. No schools, but not many kids in these condos. I believe I see way more many dogs here than kids. Working families often live west of the Halifax River, and even West of I-95 as it might be an easier commute to work. Of course, there are not only condos in Daytona Beach Shores. But overwhelming majority of r...

Yesterday, I ran into one of my old Word files with over a hundred of unfinished blogs, quotes, ideas, and was ready to delete, when I stumbled upon - After careful consideration we decided to withdraw our offer. This was the end of 2011. I wrote a post but had not published it then. Everything was fine there, but time added a new angle to the story. So, my buyers “after careful consideration” withdrew their offer. They rejected a 2,325 sf three-bedroom/three baths condo in direct oceanfront building with sweeping views of the ocean, in a very private setting with only 23 units. And the price was $250K... The condo was originally bought from the developer in 2004 for $420K, and this was just before the market started going crazy, then sold for $595K in 2007, then for $639K in 2011 … And...

Daytona Beach Shores is a home to quite a few condos in the area. Largest group of condos here is The Oceans. The Oceans are right across from the City Hall, Publix Plaza and Walgreens Pharmacy and continue up North to Tuscany Shores condominium. The Oceans feel like a small town with some city living comfort and flavor - a very friendly small beachfront city. Older Oceans buildings go from Oceans One to Oceans Ten, for some reason missing Oceans Nine, - all by one developer, Bellemead Corp. In addition to the original nine Oceans  which are all direct oceanfront buildings, there are also two twelve-story Oceans Atrium and Oceans Atrium One, and there are two newer 21-story condo towers at 1 Oceans West Blvd., which are surrounded by executive 9-hole Golf Course, set between the Intraco...

I have never been a big fan of DiMucci condos. Tony Dimucci, a 78-old veteran of commercial construction in Chicago, who also built residential condos in Ponce Inlet (Towers 1 through 9), then in Daytona Beach Shores: Towers 10  (2001), Towers Grande (2004), and Twin Towers (2007).  One wouldn't call them architectural masterpieces, and they are not the epitome of luxury. Of course, agents tend to call «luxury» anything which is on the ocean, but in any case it is far in this regard from Ocean Vistas, Ocean Villas, Bella Vista, Palma Bella and a few others really nice buildings in Daytona Beach area. DiMucci builds simple and solid buildings, but with each of them there are changes to the better. I am looking at units in Twin Towers in Daytona Beach Shores, and though the building resem...

No, this is not our museum. This is a hallway of a condo in Daytona Beach Shores condominium. Well, it looks like a museum… This is Palma Bella, one of the nicest condominiums in Daytona Beach Shores and in the area. I guess I do not have to write all the data to make you believe in it. If their hallways are like this, they gotta have everything else nice and beautiful… And they do. Yep, this is Palma Bella Condominiums, ot a museum. Even though you can enjoy paintings and even buy the one you like. To read more about Palma Bella, follow the link to a site with IDX, so that besides more information about the condo building, you can also see the up-to-date availability and prices of units.

Oceans Grand is an 187-unit condominium in Daytona Beach Shores. This is ot a direct oceanfront building but you will enjoy the views of the ocean and Intracoastal. Oceans Grand is the last building in the Oceans complex, consisting of 15 condominium buildings. It was completed in 2006.  21-story building, outdoor pool, large gym, saunas, steam room, game room, social room...  The condominium building is in the middle of a golf course. It is a short walk to the Beach, to the Shopping Center anchored by Publix; Walgreens, Bank...  3 bedr/3 baths are over 2,000 sf, 2 bedr/2 baths plus den start from 1,635 sq. ft. plus a balcony.  Currently there are 8 units for sale in Oceans Grand. There were 11 units sold in oceans Grand in 2012, which is a lot for this still slow market.  The average d...

Bella VistaCondominiums2515 S. Atlantic Ave.Daytona Beach Shores, Florida 32118Bella Vista is one the newest (2007) and finest condominium buildings in Daytona Beach Area; one of 5 condominium buildings planned in Costa Bella Collection by Cook Development. Out of 5 planned the developer completed 3 condo buildings : Marbella, Bella Vista and Palma Bella Spanish Mediterranean architecture, luxury bright interiors, full range of amenities, and all that right on the most beautiful beach just only steps away in Daytona Beach Shores. Developer Doug Cook of Cook Development was one of the new wave of developers ascending on our beach right before the Hurricane Season of 2004 after years and years of stagnant market.  I know that it sounds nearly unimaginable, that in the 21st century there w...

My blog resulted in a call from snowbirds. They have been renting here for years, and now are getting ready to retire and settle in Daytona Beach Shores. They are familiar with the area, have seen condos on the beach and know what they want. In 2009 they fell in love with a unit in Palma Bella in Daytona Beach Shores. Priced at $398,500, this large 2,425 sq. ft. direct oceanfront three bedroom-three baths unit on the 3rd floor was an excellent buy. They were tempted, but there was an issue with getting money from the retirement plan, and, I believe, they felt that the market was bad, and when we think it is bad, we want to wait. And they passed. Fast forward to 2011. Now they are ready, still love Palma Bella (and who wouldn’t?) and it is a classic situation, when we would like to buy s...

Palma Bella is one of the newest and finest condominiums in Daytona Beach Shores. Developer - Doug Cook - brought the sense of luxury that simply was not there. Not in the name, as we call luxury any Oceanfront Condo, and though the Ocean is definitely a luxury, the condos very often not. Palma Bella is one of the five oceanfront condominium buildings comprising the Costa Bella collection in Daytona Beach Area. Out of 5 planned 3 have been completed: Marbella, Bella Vista and Palma Bella. Palma Bella is a gorgeous building with very spacious three-bedroom and 3 baths units. Developer used best materials and the lobby is very impressive. You find yourself in the art gallery with pictures on the walls, nice tiled common areas with a social room with full kitchen facing 100' pool and the o...

Palma Bella Condominiums in Daytona Beach Shores. January 2012. 7 condo units for sale as of January 22, 2012 in Palma Bella Condominiums starting from $495K to $699K. There were 5 units sold in 2011, and the prices held pretty steady. Palma Bella is the crème of the crop of Costa Bella Collection of fine condominiums by Cook Development. Out of 3 buildings of 5 planned: Marbella, Bella Vista, and Palma Bella, the latter is a clear winner, even though it is very close in overall ambiance and features to Bella Vista, with which was completed only 6 moths before Palma Bella in 2007. It was fascinating what a difference in a slipping market those 6 month had. Palma Bella really had hard time selling off the units. They had their more than fair share of Buyers walking away from their 15% de...

We are checking what is scheduled for next week for foreclosure auction, and here it comes. On Wednesday the penthouse condo unit in Bella Vista comes on the chopping block. Built in 2007, this is part of the Costa Bella collection by Cook Development, and this is one of only few really luxury and well built oceanfront buildings in Daytona Beach Area. The condominium building is in Daytona Beach Shores, and for a few years now Daytona Beach Shores in their infinite wisdom and in legislative incurable rush started limiting the height to 120’. What survived are the buildings in the Costa Bella collection. They are not exactly Miami super luxury, but they are a huge step up for Daytona Beach Shores. Interestingly it is not because of the act of the city, the opposite is true… The unit in B...

Built in 2007, Bella Vista Conodminiums in Daytona Beach Shores is part of the Costa Bella collection by Cook Development, and this is one of only few really luxury and well built oceanfront buildings in Daytona Beach Area. Units in Bella Vista are now more expensive than they were relatively recently. Yes, thee were two sales in 2010 for less than $400K, however, just recently there was an REO (unit 307) listed for $500K, and there was a bidding war, and it was on MLS only 14 days. Times are changing, and one of the least productive thhings is trying to hunt yesterday's prices. They may not be the same again. Here is my recent blog about the condominium:Daytona Beach Shores Penthouse on Chopping Block Here is a list of For Sale (Active Listings on local MLS in this building:  BELLA VIS...

This story started December 6, 2010, when we saw that a penthouse unit in Bella Vista Condominiums, a really luxury oceanfront condo in Daytona Beach Shores, was scheduled for foreclosure auction (read Daytona Beach Shores Penthouse on Chopping Block) For me it is interesting to go back and read what I wrote then. To see what I thought might happen, and then look at it from today’s perspective. It shows whether I was naïve, or foolish, or insightful. It is a terrific learning tool. At this point there was a unit scheduled for the auction, the Listing agent, who was adamant that the unit will not be sold, but who was not the one, who was trying to stop the foreclosure, and, instead, expecting the Seller’s attorney to do it. I knew that there was a cash Buyer, and at this point I started ...

My out of state client is looking at units in Bella Vista Condominium, one of the best new condominium buildings in Daytona Beach Shores and in Daytona Beach Area. All units are 3 bedroom. He is looking at line 07, which direct oceanfront with breathtaking views, etc. Asking price is about $525K. He is asking me what the value for this unit is, and is surprised that I do not want to answer on the spot. I need to work on that to come to the number, I need to think... He is concerned that I do not know the prices. But he is fine with waiting for me to come up with the number. Here is how I was looking at it. I thought that this could be of interest not only to my client, but also to other people, who are asking about this magic number, and often do not understand where we get it and how. ...

Time is just time, but timing in Real Estate is everything. Where I consistently fail is explaining to my customers that what they see on the market today is not going to be there tomorrow. Not necessarily the market will become hotter, just not the same. And there is a chance that it may change not to your liking. I am getting e-mails from customers who looked at condos or condo-hotels with me a year or two ago, and now they are asking whether the prices fell even lower. Not necessarily. There are still some low prices, but there are fewer units for low prices, and in some condos and condo-hotels the prices went up. Usually it is a surprise. «It is absurd, a guru just today said the market will still fall another 25%». I do not argue with gurus. Maybe it will fall another 25%, but it d...

Yesterday I had a funny experience, nothing dramatic, but something I did not have before. My clients are not avid Florida vacationers, and don't have a good idea of everything Florida, that so many northerners brag about. They are very interested in this gorgeous 3 bdr/3 baths 9th floor direct oceanfront unit in Bella Vista Condominiums in Daytona Beach Shores. When I say that sunsets for me are more beautiful than sunrises, they are confused as they know since school years that sun does not «sink» into the Atlantic Ocean, so how can it be beautiful. There are many reasons why I like sunset time on the ocean more than sunrises and not being an early bird is one of them, though not the only one. But this is not about me. My customers after viewing the unit and they like it a lot... and ...

I have been on AR for quite some time, and have sent links to some of my blogs to customers numerous times. I would usually receive an e-mail thanking me for the links, they would comment in the e-mail but they never commented on the blogs. Imagine my surprise when I received this comment on my Catching The Sun blog: Dear Jon Thanks for helping us to buy our 2nd home in Daytona Beach Shores, You and your family are wonderful people. You are honest , smart and never too pushy. Also thanks for putting the sunset and sunrise pictures, you right when you explained to us that sunset is much better than sun rise, now we can understand.
