Alligators get a Bad Rap. As a native Floridian, I have lived here most of my life here in Kissimmee, Florida. I am asked by 50% of my clients about Alligators. "Do You Think There Is an Alligator in that Lake"? I always answer truthfully, "There could be at any given time". Alligators migrate from lake to lake in search of mates. Why is Buying an Investment House so Difficult in Kissimmee, Florida right now? the competition for the limited inventory. An investor wants to purchase a property at the lowest possible amount. Currently there has been an influx of purchases being made by Hedge Funds who are looking for long term positions to collect rent for their return on investment. Accounting for Analyzing Investment Properties In Kissimmee/ Saint Cloud Florida Understanding investment analysis is a way to qualify an investment. Being able to calculate capitalization is one of those ways. I am going to go over the calculation of capitalization or Cap Rate of a single family residential investment. In my earlier blog post I covered a very basic way of calculating return on investment. This post is going into the analysis a little bit deeper. The formula is Income divide by the value of the property equals the rate of capitalization. Let's take for example, a property costs $100,000. The yearly income or Potential Gross Income is $12,000.
