In today’s Miami Beach Real Estate Seller Tips, we discuss what to do if your listing expired. Although an expired listing is very frustrating for many sellers because their home didn’t sell, it’s also a great opportunity to revisit key details and come up with a better strategy.  There are many reasons why a home may not sell but it’s often due to three major factors:  Condition, Location and Price. At this crucial time, it’s important to get down to the main focus and that is ultimately selling your property at top dollar. In this video below, Jamey and Ognjen talk more about what to do next after your listing has expired. Do you have more questions about Miami Beach Real Estate Seller Tips? More cool art space is popping up all over Miami Beach. This one in the now under construction Faena Blocks. You may recall I wrote about the $60M penthouse that sold there a week ago.         Designer Rem Koolhaas has designed a new place for those in need of an inspirational setting. The space is scheduled to open in time for Art Basel in Miami Beach in 2015.   The code name for now is the Faena Forum, dubbed as such after the artistically inclined developer Alan Faena. Faena says that he likes to stay in the world of "building utopias," and will build out the Faena District with this Forum at the center. The Faena Forum is going to span 50,000 sq. ft. and  the flexible space will host events and cultural programming with a Latin American slant in the arts, urbanism, politics, science...

Happy Friday AR friends and fans! In the car today I heard the Song "Up up on the roof ",sung by Viola Wills. It inspired me to write a post about the importance of a good roof inspection. My over active mind immediatly then went to santa on the roof and an outdoor decorating theme for my home. Once I started writing this I remembered I had taken a photo on the roof of 1 of my favorite restaurants on Miami Beach a couple weeks ago.. I really need to focus:)

I originally posted this in 2008 about Miami Beach Condo Assessments and now I am going to update it a little for today’s market. If you live in Miami Beach at one point or another you will hear someone talk about Miami Beach condoassessments.  First, Miamians like to talk about real estate and second assessments in condos are often at one point or another inevitable in this city.  Honestly it really depends on the mentality of the condo association and their mentality about how they manage assessments, or not.   Fortunately most of this conversation below has changed since the market crashed. Often when I am out and about and talking to colleagues and friends, I hear things like….   “Did you hear about their assessment?  $35,000 per unit!”“We are going through our forty year certificat...

If you are like most condo owners, the condo you are about to sell is filled with memories.  Chances are good that if you own a Miami Condo, it’s a pretty special place.  Maybe you live in the home full time during the year and it’s the place where your children started school or it’s a second home that you have used for years as a family vacation place.  As you walk around your Miami condo, you see memories in every corner. The only real problem is that you need to sell your home, so you can’t afford to become overly emotional when selling your Miami condo. Consider these common mistakes that are easy to make when selling your Miami condo: Your Asking Price: When you are emotionally attached to your home, you can be tempted to ask far more for it than the market can bear. If you do thi...

When you start thinking about selling your Miami Beach home, one of the first things you might hear is is that your home needs to have great curb appeal. The first thing any potential buyer sees when they pull up is your driveway is the outside of your home. Due to the nature of where we live, often many homeowners have increased their living space to include an outside living space.  These spaces should not be overlooked with prepping your home for sale and can often be deal winners or deal killers for buyers. There are a number of steps you can take in the process of selling your home that will help to bring more buyers in and ensure your home sells quickly and for maximum value. When selling your Miami Beach home and prepping consider these tips: Consider your hardscaping: Hardscapin...

THEY predicted it was coming!                               Time to pull out the sweaters THEY said! We said NO WAY! But alas the massive cold front and system that is dumping tons of snow on my family up north (like 4-5 feet!) is coming to visit me too in Miami! As I write this post it is a bone chilling 56 degrees, of course it is 6:30 a.m. and the sun isn't up yet but that is super cold here. We will creep up to around 70F but that is chilly and a far cry from yesterdays perfect 82 degrees. The weather guys and gals say not to fret as the temps return to the 80's on Thursday (manana) so it will be a sweater day today and we will get through it!

West Avenue Miami Beach Fl 33139 is certainly one of my favorite residential neighborhoods in Miami Beach. It is very pedestrian friendly, within close proximity to shops, restaurants, Lincoln Road and the fact there are so many residents living in the neighborhood throughout all seasons, makes this a quaint little city space within which to live. The location of the area is approximately from 5th street to 17th street and parallel to the Biscayne Bay. The West Avenue neighborhood consists of many different types of properties from small walk-up condominiums to super luxury high rise glass structures in the sky. It is important to know that even within the West Avenue neighborhood there are sub markets and they consist of factors like: The location of the building (Bay front or non -bay...

The Miami Beach real estate trends vary based on many factors as we are a super interesting place in the world of real estate.  Much of our market is not of local buyers, thus we depend heavily on the International market.  With this in mind, our market is not always driven by the stateside or even local economy. We have properties in the low $100Ks for sale and we have properties in the multimillion dollar price points. Honestly there is something for every buyer, however if you are planning to get financing and are buying a condominium, you can still expect stringent requirements. The Miami Beach real estate market is still a heavy cash market. In the video below Jamey & Ognjen, local Miami Beach Real Estate Agents talk more about the local market and what’s going on. Good communication is key in the process of selling a house in Miami Beach.  One of the biggest complaints we hear from sellers of expired listings is that they feel that there was a lack of communication between them and their previous listing agent. One thing that is important to fully understand, is that there are a lot of emotions involved in the sale of a home. More specifically if a seller is in the process of selling a house and buying a new one. There can be a lot of important details “up in the air” and not concrete until contingencies are met and this can create a very stressful environment. The good news is that there is a way to alleviate the stress and it all starts with good communication. The Process of Selling a House Starts at the Moment of First Contact From the moment...

Roney Palace, Miami Condos for sale by Josh Stein Realtor Roney Palace is another piece of Miami Beach’s history, fully renovated in 2000 to keep pace with today’s standards of luxury. With 906 units and 17 stories, Roney Palace is a sprawling complex surrounding a resort-like common area with huge swimming pools and jacuzzis overlooking the ocean.   Roney Palace has been part of the South Beach landscape since 1926 and now sits in the historic Art Deco District. It’s only a short walk from many South Beach attractions, including the New World Symphony, the Bass Art Museum, the Miami Beach Convention Center, and Lincoln Road — not to mention the world-famous beaches. Sunday is the perfect day for relaxing and my little buddy (LB) already has his spot picked out for today. Smart dog because if he thought he was getting my poolside chaise today that would have been a problem! I plan on planting myself there for a few hours to soak up some glorious sunshine. Here's to Sundays and dogs and kids and families-hangout together and enjoy!

Actually, according to a Book of the Face test I took after seeing our own Roger D. Mucci had taken it , it suggests that I may live for another 44.6 years. That would make it 16,234 more days @ the beach BUT the contest I am participating in ...30 Posts in 30 Days...expires on November 30. Hence the 15 days left at the beach which is my topic for the posts.     If the weather up north is as wicked as predicted of course I will continue to post sunny warm beach scenes to warm everyone up.
