Yesterday a successful Community Open House was held in Sea Colony on Anastasia Island in St. Augustine Beach, Florida.   More than 20 homes participated showcasing the unique features of this seaside community and its homes for sale.  Reportedly about 200 people visited the neighborhood and about $1,300 was collected through auction items to benefit the Cancer Institute at Flagler Hospital.  Open houses that  do both good for a community cause plus highlight a neighborhood is a win-win. I like the idea of open houses as a way of meeting people who may be buying a house either now or in the future.  I know the chances of selling the house that is being held open is unlikely, although, I have heard of a few lucky occasions.   My dilemma is how to make the open house attract people.  I have tried different days (usually Saturday and Sunday) and different times.  I can't seem to get any pattern - bad weather, good weather, morning, afternoon, etc.   I did coordinate a high end vacant open house  with varying artists (soap maker, jeweler, textile artist, Fine arts painter, photographer, etc.  held in mid November - a good time for holiday shopping (GoGreen for the holidays).  About 125 people came through so the house got some good exposure but the house still sits for sale...

Examing  the costs of Buying Vacant Land - Focus on Utilities:              As a general rule, about 25-30% of the funds for your project to build should be in the cost of the land and preparation to build.  Land clearing can be a big cost as well as grading.  This  may be necessary to either bring dirt in, haul some away, or redistribute it to provide the base for the desired home.  Costs will likely be higher if you have chosen the "sticks". The low price of pristine rural land might be offset by supplier surcharges of 10% to drive those long distances. educate buyers they have to make a move if they see a foreclosure on the market they want to buy. lately i have been working offers for my customers and they want to low ball a foreclosure then it turns into a highest and best offer situation and a full price offer is almost neccesary to be in the game. I have lost several deals because we did not get close to asking price. As an onsite agent selling Homes in St. Augustine, I work weekends.  Every weekend.  I usually take Monday mornings off to catch up with laundry and follow up with the Monday - Friday'ers.  The Real Estate market has been busy in St. Augustine Florida, and I have had a lot of "traffic" come through my open homes.  I feel blessed.  I've had six sales in the last two months.   The Developer that I work for has reduced the prices of the homes to a reasonable market value and they are selling!  That's GREAT, right?  Well, yes it is, although these are all Short Sales.  Wachovia Bank holds the development loan and has decided to wait until their merger with Wells Fargo before making any decisions on our "short sale pricing".  This will be sometime after the first of the year.  FRUSTRATING! The now famous Northern Right Whale fondly called Arpeggio and her calf are still hanging out near St. Augustine and Matanzas Inlet. Friday, December 28th was a beautiful day, and apparently there were a lot of boats out taking advantage of the weather near St. Augustine Inlet. When the mother and calf appeared one boater began to follow dangerously close to them. Because this particular species is endangered, all boats are required to stay at least 500 yds away from the whales. (Boat strikes are a major threat to these incredible creatures)The folks from The Florida Fish & Wildlife Conservation Commission were able to intervene and keep our famous pair safe.  My favorite "snowbird" is the Northern Atlantic Right Whale, and they have already started to arrive here in Florida! I receive Right Whale Sighting Update emails from Joy Hampp, Project Coordinator of the Marineland Right Whale Project here in Marineland, FL. (1-888-97-WHALE)  I recently asked Joy if it would be OK if I began posting her updates, (in my own words).
