Last week I spent my days with several buyers. Out of the three I was with two put in offers. Both homes had been on the market for awhile with no offers. Both placed offers and when I was sending them I asked if there were any submitted already. Both said no, perfect. Now both were sent. I called on one and he tells me that another offer came through and they went with the other offer before my buyers even had a chance to counter. Great, back to the drawing board with them. Second home follow up call, was put in yesterday. He tells me he has my offer but believes that there are two more waiting at the office, he has not submitted ours yet. Well Its Spring and what a beautiful morning so far! I want to wish everyone a very Happy Easter. This is what Easter is really about. My 4 year old was talking to me about this. I had told my daughter on friday that it was Good Friday, she looked at me puzzled. I told her that was the day Jesus died and on Easter is when he Resurrected. She was still puzzled. Anthony turned around and said that's the day he woke back up! Yeah that is putting it simple, but he had it right on the nose!!                     But this is what the kids know Easter as. OK I have heard this saying time and time again. Never really took it for face value. I have been out showing properties this week in Broward County. I sent multiple listings to all of my clients. And they of course sent me what they wanted to look at. While setting up appointments I asked if they had any offers as of yet and at the time they told me no. It had only been two days since I had made those calls. When I called to check status on two homes my clients were really interested in I was told they had already received multiple offers. I have two families coming in from out of town to look at homes. They are spending there spring break trying to find the right home for them. Many people ask me when I go on a Short Sale listing appointment whether or not they have to pay taxes on the amount forgiven on there Mortgage. Here are some answers to some of those questions: The Mortgage Debt Relief Act of 2007 generally allows taxpayers to exclude income from the discharge of debt on their principal residence. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief. Last night I attended our PTA meeting. As a parent you know how this goes, PTA is to help supplement the school when it comes to funds. School fundraisers, school pictures, school night activies are all runned by the PTA. While at the meeting the prinicpal was going over her budget she has to turn in on friday for next year. It wasn't looking so good. She needs to cut $400,000 from her budget. 95% of the budget is SALARY! So what does that tell you???? That tells me that next year we will be losing teachers, our classes will be oversized. When you have an oversized class room how does a student learn properly? School Board members voted to change attendance zones for seven schools, including two controversial moves that will take students from Riverglades Elementary School in Parkland and from Lyons Creek Middle School in Coconut Creek. Next year, 250 students will move from Riverglades to Park Trails Elementary School in Parkland, and 98 students from Lyons Creek to Margate Middle School. My kids played soccer for the first time this year. I got to know the parents well. Considering we would spend twice a week for an hour while the kids would practice and then on game day. Soccer is now over and closing cermoinies are on Sat. Our team got together last sat for a picnic with just there team members. My husband and I took a bunch of photos during the season. He decided to make the parents a gift with all the pictures from the season. Well not all cause there were way to many, but enough. He put them all in a CD with a flip album as well and a file with photos they could edit themselves. He made the outer covers and wrote on the CD.
