We have been blessed with listings, sales and more sales. After a 2007 with no buyers to be found in Florida to getting multiple offers on our listings; this has taken our business for a wonderful tailspin. When we have 8 listings signed and do not have the time to even put them in the MLS fast enough we know that means it is time to bite the bullet and rehire. Short Sale in Saint Andrews Condominiums in Wellington at the Polo Club can be closed very fast.  This Condo is ready to Close! Nestor had this unit priced just right and then after we had an offer on this condo the initial BPO came in way too high for the development. Freddie Mac sent down an agent who lives at least 1 hour to the North of Wellington to do the BPO. Nestor showed him the comps and justified our pricing of the unit. The agent went back 6 months and used a comp that was not even relative to this unit mostly because he did not consider the prices dropping since 6 months ago. Yes, it is that time of the year again! Hurricane season is upon us and it is time to take inventory and check your supplies. Make your list and get your shopping done early. We all know what it is like to go to the store to find all the shelves bare right before the storm arrives.  We were very fortunate and blessed last year to not have any threats or hurricanes here in Wellington Florida. We do not get that many. We are 14 miles away from the shoreline and pretty well protected. But then Wilma did her fancy turn around and decided to get us not once but twice in October 2005. This is a reminder that we must be prepared. We were without power for 21 days after Wilma hit us. Now that I have the new Flip Video camera it is so easy to take videos without lugging around even my light weight camera. But I think what I like best is that I can just shoot the video and then plug that USB plug in my computer. The process from there to loading the video on to my computer is fast and we get to enjoy the video right away. My daughter has been working and my granddaughter's paternal grandmother and father take care of Aylandra while my daughter is working. So I only get to see my sweetie about one day a week. So today while she was here I took this video. We took these photos last week. She has found her voice and is discovering different sounds that she can make with her voice. CBS Wanted Us to Do An Interview- But There Was A Problem... I was so excited yesterday morning when CBS news called us to do an interview for the local nightly news. I asked the reporter how she found us and she said I did a Google search on the Internet. Of course our Active Rain blog came up with our articles about Foreclosures and Short Sales. She said she wanted us to show her some bank owned properties that were ransacked and destroyed. She also wanted me to set up an interview with one of our buyers to talk about how hard it is to buy a nice house and that they are all destroyed because the banks are not taking care of them and that the interest rates are going up so they can't buy a home. We did it! Oh, to make that call to our seller tonight was the best call I made today. The 11th Hour Save! Our attorney was calling CW's attorney all day today and when he finally reached them the attorney told him that they would gladly cancel the foreclosure sale in the morning as long as Countrywide sends him a letter or an email giving him permission to do so. Here it the post that led to this post. We spend all day praying  and staying on the phone with our attorney and Countrywide. I would get off the phone with our attorney and then tell Nestor the update. Nestor would then get back on the phone with Countrywide and stay on the phone until the front lines at CW did all that they could do.   Nestor is the greatest! If you are in the process of a short sale with Countrywide here is some Important News For You!  Our in house attorney was just given written notice that Countrywide's Short Sale and Foreclosure departments have just shut down operations temporarily for 20 days for restructuring. On Countrywide's time table that probably means 30 days!  They will not be returning your phone calls, they will not be entering data into their computer system, the negotiators will not be calling back, new BPO's will not be ordered.
