I have gone on a number of listing appointments recently and the sellers have had that look on their faces that says, "Whats in it for you?" You may be thinking why, as I am going to get a listing. But not so. Scenario 1 Many sellers I am working with have agreed to see me and told me they need to do a short sale. I sit down with them and the first thing I do is direct them to the government web site. If they have income then they may be eligible for a loan modification.  If they get the modification they may be able to make payments. This results in a great deal of positives. The seller stays in their home. The seller can get reduced payments. Property values do not decline. The sellers credit remains in tact. Yes as an agent I do not get the listing. Now that Washington has "fixed" health care, they are setting their sights on financial reform. What caused the current problem with the economy was not a lack of regulatory rules. It was a lack of enforcement of those rules that was promulgated by a failed policy. The FDIC simply looked the other way, or actually forced financial institutions to make loans that were totally stupid. My record sale involving a dumb loan was in November of 2007. A couple came into a subdivision where I was handling the marketing at the time. Having been in the commercial lending sector for years prior to real estate, I have an eye for spotting deadbeats at 3,000 yards. It was just a few short weeks ago I posted photos about snow here in our North Georgia Mountains. Today it is raining and misty. Here is the spring view from my back porch. The mountains are once again alive and green. The mountains breath and form low clouds, exclaiming ,"We are alive and green again !"   If this photo makes you feel you are in the middle of a Daniel Day Lewis movie maybe you are. OK here are a couple of fun bird facts that you might find interesting. You are living in the mountains. It is peaceful and serene. You love the cool mountain air. It is spring and wonderful.  Suddenly you are awakened by the drumming of a woodpecker on your gutters. You think whats up with this? These are pretty dumb birds. The gutters are metal !! Well the woodpeckers, males, are drumming on your gutter because the noise is really loud. They are using this tactic to attract females. Who says beating your own drum doesn't work? You are driving down the road and are treated to wild Turkeys , males, displaying their feathers. This is obvoiusly done to attract mates. The Hyper local challenge focuses on our respective areas .  People make up areas. So this post is about some people and what they are doing. The folks below are working to be certified wild land fire fighters. We are in Fact Fire fighters already but have spent time and money to be volunteers in our North Georgia Mountains.   From left to right we have Mike , me, Joyce and Al. So part of being local is giving back to our community. We worked to put out a real fire that day and are now certified for Wild land fires. We are even in the Federal System but I do not think I will be traveling out of State.  There are many things that make a local community great. I have posted about wild life and scenic views. North Georgia has some great places to just pull off the road and look at . In this second blog in a series here are some great places to stop and look. There  are places that have spots where you can pull off the road and just be in love. These places are within 20 miles of each other. When you visit Georgia consider the Jasper area it is a wonderful mountain destination. This first scene is lake Grandview. You are driving along and WOW. While it is ok to be some what distracted by the great scenery. You need to keep your eyes on the road as you never know when there will be a family crossing in front of you   04/03/2010

I live in Jasper Georgia. It is known as the first mountain city and the marble capital of Georgia. Jasper is at the Southern end of the Appalachian mountains. This gives us relatively mild winters along with great summers. We car close to Atlanta but still full of wilderness and really a life style which reminds one of a slower gentler time. Jasper is also an area where marble is still mined and used through out the world today. This Picture was taken at last years Marble Festival parade. For those of you who have seen Doc Hollywood with Michael J Foxx you get it The Tate hose is made mostly from Pink Marble. The hope was that when this vein was struck it would be a high end look. I think it is high time, or maybe past time that we put the current so called housing crisis in perspective. The cause of the current crisis was the looting of value and equity by financial institutions. Financial institutions went in with CDO's and all kinds of exotic ways to make money in an area that had plenty of money in it. They looted it. They plundered it. And in the end they got Uncle Sam to save them from collapse when things went wrong. Like the story of the Goose that laid the golden egg these greedy folks in the end killed the goose. In the end they walked away with bonuses, bail outs, or just faded back into the wood work like the worms that they are waiting for the next opportunity to plunder and loot. Here in Big Canoe we are a hearty bunch. We boat and do things outdoors year round. Even though today might not be the best day to go canoeing that does not stop us from utilizing the paddles. My son who is getting ready to go into the Coast Guard , and my wife in my sheepskin coat have figured out a way to "shovel" a deck. It is sunny and going to be 50 today here in the North Georgia mountains. I mention this for a reason. Yesterday and the day before I posted great ice pictures. A couple of weeks ago I posted some pictures after our winter storm. But today it is great North Georgia gives you mountain living and 4 seasons. Byt the bitter and lasting cold and snow are not a feature of where we live. In the summer at my elevation , about 2500 feet, we may have used the A/C the total of 1 week. Weather wise North Georgia gives you mountain living with b4 seasons. None of which are too extreme. Many think of Georgia in terms of the I-95 corridor and do not realize that we have great mountain communities. Come explore and you will be very pleasantly surprised. 01/31/2010

One of the joys of higher elevations is a winter scene. Sock up on Wine and Cheese the day before. Make sure you have lights and fire wood just in case you lose power and settle in for a day . These are photos of our latest storm. We have been hit hard this year so far. While many to the North got considerable snow we were just on the line .
