Aloha, This week has been nothing short of spectacular – almost every day has been a full on beach day; lots of sun, some high fluffy clouds, all ending with beautiful sunsets. It’s apparently convinced at least 5 condo buyers to take the plunge as noted below. As of today, there are only 57 condo listings, ranging from a low of $201,500 (which actually already has several offers on it and is just awaiting review and acceptance) up to a high of $1.8M. A Memorable Visit to Queen’s Bath in Princeville, Kaua’i in Hawai’i   One of the more memorable adventures of our recent trip to Kaua’i was a trip to Queen’s Bath, not far from the Westin where we stayed.   Like so many of Kaua’i’s beaches, this one (not actually a sandy beach) is a hidden gem, accessed from a small parking area (don’t park anywhere else – you’ll get booted and ticketed) in a beautiful residential neighborhood (yes, of course I checked out the real estate).   The trail is rather steep and often slippery through the woods. We almost didn’t go because Kay had left her hiking shoes at the hotel. Princeville, Kauai -Condo Sales Statistics -Condo sales thru Sept 2013. The Princeville Condo Sales Statistics reveal that the prices continued to rise year-to-date thru September 2013. The median sales price for a Princeville condo sold was $517,000 - up 38% from the full year median sales price for 2012.  However, the number of sales for the first three quarters (68) is down slightly from the number of sale for the first three quarters of 2012 (75).  It looks like that the full year 2013 number of sales of Princeville condos will be down from the 2012 full year number of 102.  Currently there are 15 contingent (pending) condo sales in Princeville. Kaiulani of Princeville tops off the list with 15 sales year-to-date and a median sale price of $1,025,000.  Ka'iulani of Princeville Condo...

Aloha, The slowdown continues, with just one new condo listing and one unit going into escrow. As for houses two are back on the market and one went into escrow. As I said last week, its common to have a slowdown at the end of summer and although it may be the natural rhythm of the market, it’s never welcome. After all, what real estate agent and seller doesn’t love a hot market? Buyer, maybe not so much as they like to have time to pick and choose. The flaw in that style is some buyers forget to ever buy until the market is back to hot, and then they pay the price. Aloha, It was another glorious week and from the looks of it, buyers are slowing down a bit, especially when it comes to houses. As of today, Sunday there are 352 homes on the market Island wide and 251 available condos. Interestingly enough, 113 homes and 76 condos are currently under contract which is a pretty good number. Since 3/15/13 a total of 253 homes (42 a month) and 200 condos (33 monthly) have sold. If things stay as they have been, the existing residential inventory will be sold within 8.3 months while condos will only take 7.6 months. Princeville, HI condos for sale - Princeville Condo Sales Statistics.  For the first half of 2013, the Princeville Condo Sales Statistics reveal that prices are continuing to rise. There were 50 condos sold in Princeville in the first half of 2013 with the median sales price of $495,000. Princeville Kauai condo (and house) + short sale update for the week of Jul 14th to Jul 20th Aloha, The activity on both condos and homes was a bit on the slow side this week. Although there were 3 new condo listings, there was only one which went into escrow and one which sold. Once again, there were no price reductions.
