It happened.  At least we signed.  The house that was supposed to close on January 30 finally closed today.  My seller disappeared the second I got the time from title.  I found her 20 minutes before closing.  When we got there she told me she forgot to pick up her husband.  It is supposed to fund tomorrow.  This has been very aggravating and we have 9 addendum's on the contract due to the delay in funding.  Sometimes one wishes for a day job.  So that is at least one sold on the Boise real estate market.  sold!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! This one is gone but I have others:

With all the negative publicity surrounding mortgages, its easy to get the feeling that no one is getting money to buy or refinance residential real estate.  Just for the record, here's a list of just a few of the programs still available for loan amounts of $417,000 or lower:100% financing for primary residences with documented income and assets. First time home-buyers are OK.95% financing for primary residences with stated income and assets for 680 FICO scores and above90% financing for investment properties with documented assets and income.75% financing for investment properties with stated assets, income, and credit scores of 680 and above.90% financing for One Time Close construction loans, primary residences with documentation of assets and income.80% financing for building lots ...

For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4.....  I showed my tenant houses and townhouses.  He is the best tenant I ever had.  I offered him the house he lived in. When I called him he told me he thought he wanted to buy that one.  Maybe it will work.....  He is talking to the loan officer.  Saturday, I showed houses to a young women with 2 roommates,  her parents convinced her to wait 6 months, she even qualifies for the loan.......  The customer that was screwed by the loan officer is still trying to work with him... I am going to send him an addendum demanding a change or loan officer If this deal doesn't close tomorrow....  This loan officer has screwed up every step of the way....  8 days for a commitment letter with flimsy excuses........

It  is Saturday and the Boise real estate market is a little slow but I have some active buyers.  Today at 10 AM  I am showing houses to a new buyer from house values.  This will be the second time I actually took a buyer out from them in 8 months.  Maybe 8 months is the charm.  I seem to be getting more interest from my drip campaign.  I have two different websites and this Blog.  They are www.debbieholmes.net and www.homepages/com/debbieholmes1.both are useful in their own separate ways.  I prefer the www.debbieholmes.net.  The lady I'm showing houses to wants a house of 1500 sq ft or more, newer, at least 3 bed 2 bath.  Fortunately,  we have a lot of choices in this price range in the Boise and the Treasure Valley.   LaterWell I went and showed my homes.   I showed mostly new homes b...

Thinking of relocating?  Boise is a great to live.  We are the capital city of Idaho and have many attractions of a big city but still has a small town atmosphere.  People of all ages can find a high quality of life.  The cost of living is reasonable and we have a low unemployment  rate.  Idaho is a haven of recreational opportunities from our  beautiful mountains, winter sports, rivers, hunting, parks, pools, Boise State Broncos etc.  I've lived here since 1991 and have been very happy here.  I bet you will to..... Are you interested in checking us out?  Look at my website:  www.debbieholmes.net for information about Boise and the surrounding areas.    Here are some pictures of Boise and the surrounding area:

I am interested in helping buyers and sellers interested in Charter Pointe.  This is an excellent location in South Boise - there is a community Clubhouse, pool, gym, tennis, volley ball and miles of walking paths.  There is an elementary school located inside the community.  It is the perfect location for large families because of the affordable prices and family oriented community here.  If you are looking for an expert that knows this area - call me.Hubble Homes offers lots of sq ft for the $.  The homes are pretty basic outside - but upgrades can be added to add interest outside.  Covered porches - shutters - covered patios.  The newer phases have more detail on the outside elevations.  Inside you can upgrade to granite counters - tile floors.  The homes are well built.  I have reso...

The real estate market has slowed in the last few months in Boise Idaho. Selling your house is not an easy process. Boise is the capital of Idaho and is located in that same County as Eagle, Star, Meridian and Kuna. In November 2007 there were 5,253 houses for sale in Boise and the surrounding area and only 8.1%, 427 of them sold in November. That means the rest of the over 4,800 home sellers are still waiting for an offer on their home.  The best price rang to be selling a home right now is the lower price range. Homes with a sales price between $120,000 and $160,000 have the best chance of selling fast. There are only 313 homes for sale in this price range and they are selling at an average of 50 homes per month. That is still a 6.5 month supply of houses on the market for this price ...

Lets face it, life is not always easy and is not always perfect. Many good people get into financial situations which cause them to get behind on their mortgage payments. One day things were going great so you purchased a new house. A few months later you lost your job and now you can not make your mortgage payments.Situations like this happen to many people each and every day. When a life changing event like loosing your job, or going through a divorce happen, usually your house becomes a large financial burden. In fact, with the real estate market slow and buyers having trouble getting financing your house can become a stressful, financial nightmare. In September 2007 there are approximately 5,000 homes for sale in Ada County. Ada County is made up of the larger populated cities like,...

Boise is located in Ada County Idaho. Ada County includes other cities such as Eagle, Meridian, Star and Kuna. The following is statistical information for Ada County that can be used to help you sell your house.  There are currently 5769 houses for sale in Ada County including Boise. This number is up by 83 houses from August. That is definitely not a good sign. In order for the Boise real estate market to get back on track and start appreciating we need the number of houses on the market to be decreasing each month. It is of no surprise the lower priced houses are the homes selling. In August only 15 of the 537 houses between the ranges of $400,000 to $500,000 went pending to sell. This is also a decline from the month of July with 33 houses. In August the largest number of homes that...

Boise is located in Ada County Idaho and includes other cities such as Eagle, Meridian, Star and Kuna. The average home price in July 2006 in Ada County was $279,391. The average home price in July 2007 has increased only 0.5% to $280,819.Even though the average home price has only increased 0.5%, the number of days a home is on the market before it has an accepted offer has increased by 200% over the last year. The average number of days to sell your home in Ada County, including Boise Idaho is 51 days. Then after the 51 day period you typically have another 30 days before your buyer closes on your home. This adds up to an average home selling time of 81 days or approximately 3 months.Be aware that the 81 day average selling time is an average and to get your house sold in that amount ...
