We all can use some good news. The recent announcement from Freddy Mac that fixed rates on 30-year mortgages averaged 5.19% for the week ending Dec. 18. is definitely a reason to cheer. Rates have not been that low since 1971 when government started to survey 30-year mortgage rates. Combined with 20 – 25% reduction in average home prices (northwest Chicagoland), 5.19% mortgage rate makes home buying affordable as never before in recent history. Hopefully, lower cost of borrowing will offset the negative impact of increased scrutiny and ultra-high credit standards that prospective buyers meet while applying for a mortgage these days. Everyone knows how dramatically prices of homes have been falling in the last 2 years. Some estimates indicate that an average American home lost 25-30% of its peak value. The recent wave of foreclosures makes price declines even more acute. For home sellers, having a bank foreclosed property in the neighborhood is their worst nightmare since this type of homes sell from 20 to 40% below the area average.  On the other hand, in times of tight credit standards, more and more homes become available again to first time buyers who would not afford jumbo loans. Foreclosures play important role in the market correction and when it finally reaches the bottom, it will be much easier for a greater number families to afford their first home. Do you feel overwhelmed by big numbers? How about 1 trillion dollar depreciation? Experts estimate that the total loss of residential home equity in the last 2 years was around 1 trillion dollars. In case you were wondering if homes in the northwest suburbs are still selling, the answer is YES :-) . Surprisingly, the prices are holding steady, around 10% below last year's figures. For instance - in Arlington Heights 30 houses have been sold last month, at an average price of $450,908. That is 5 houses fewer than in September but, per average -  $41,500 higher! In Des Plaines the difference is even bigger: 33 houses sold in October 2008 at $306,345 average price compared to only 23 houses sold in September at $273,633. Given all the negative news, we have been hearing in the recent days, as a surprise comes the information, that the national sales of existing homes were up 5.5% in September (seasonally adjusted) if compared to August. The biggest gains come from the West where home sales were up 16.8%. However, the median price in the West was down 18.5 percent from the same period a year ago. In the Chicagoland area, that includes 9 counties around Chicago, homes sales of all type of residential properties were down 6.2 percent in September (6,371 units) if compared to September 2007.
