Hey folks, as the title may have hinted, this is my very first blog post. I was kind of living under a rock and just kind of woke up to the importance of blogging last week at the NAR Convention. Please, be patient! I am slow at learning new tricks but I hope to post some great content in the coming weeks. I am heading to GRI next week and we'll see what happens!

By Harold I. LevineIn real estate transactions, some things never change. Sellers usually feel they've given their houses away, buyers believe they've paid too much, and realtors fear neither side will ever get to the closing table. There is, however, one thing that has been inconsistent in real estate transactions: the quality of the home inspection. Recent surges in the popularity of home inspections have created an overpopulated inspection industry in which not all inspectors have the training and experience to do a good job. Cost-conscious consumers find out too late that trying to save $50 to $100 on an inspection can result in an inadequate review. Unfortunately, this can translate into thousands of dollars in unexpected repairs being discovered after the sale. Home inspections cr...

Space Weather News for May 31, 2007http://spaceweather.com/BLUE MOON & JUPITER: According to folklore, tonight's full Moon over North America is a "Blue Moon" because it is the second full Moon in a calendar month.  If you go outside to look at the Blue Moon, you'll see it has a companion: Jupiter.  All night long, the giant planet will be located right beside the Moon. You can see the bright pair with the naked eye, or for a real treat, scan them with a backyard telescope. The moons of Jupiter, lunar mountains and craters, and the Great Red Spot are surprisingly easy to see. A REAL BLUE MOON! Blue Moons are supposed to be absurd, but on May 21st, the Moon over Hungary really did turn blue. Onlookers describe it as a "unique and unforgettable" experience.  Visit http://spaceweather.com/...

I often get asked "How much does it cost to repair that?" Quite frankly, I don't know. I am a full-time, professional home inspector, and my Code of Ethics and Standards of Practice prevent me from working on properties that I have inspected, so I have no personal experience concerning how much it costs to repair something that I inspected. I have included a page in the library on typical repair cost, this information is a generalized estimate and should only be use as an estimate.  To obtain a exact estimate for typical repair costs, an estimator in the profession should be contacted. Each home and circumstance is different, and a licensed expert at something surely will discover some additional problems that a generalist and unlicensed home inspector cannot (Missouri has no licensing f...

It's a fact: all real estate has problems, even brand new construction that has never been lived in. As a friend of mine likes to say, "The Trojan Horse was brand new, but someone should have inspected it." The information contained in your email report shall be considered unreliable beyond the date of the inspection due to changing conditions common in all real estate.  Read more about changing conditions here and here. It is not my purpose to compile a complete, definitive, or exhaustive list of items that need repair on any property. Instead, my intent is to document the general condition of the property and to note any visible major defects (please read the Home Inspection Agreement for the definition of major defects). Your property inspection report is not a comprehensive document...

Primarily in the 1960s and 1970s, many electrical contractors used aluminum wiring instead of copper wiring as a way to save money and lower construction costs. However, a number of electrical fires have been attributed to aluminum wiring. Many building codes have been rewritten to not allow the use of aluminum wire for branch circuit wiring in houses. Aluminum Wiring was used in the construction of roughly 1.5 million U.S. homes built between 1965 and 1973. According to a report published by the U.S. Consumer Product Safety Commission (CPSC), homes wired with aluminum wire manufactured before 1972 ("old technology" aluminum wire) are 55 times more likely to have one or more connections reach Fire Hazard Conditions than is a home wired with copper. This problem only gets worse with time...

It is that time of the year again, when the farm is bustling with life. Every year since I have lived in this little slice of paradise, the barn swallows show up in the spring. Not only do the show up, but they keep growing in numbers each year, making nest out in the horse barn.  Busy each day eating all of the flying insects, they are truly amazing beautiful birds.I just went out to the barn to give the horses a treat and I heard a little cry for help.  In one of the stalls a little baby barn swallow had fallen from the nest, built into the ceiling joist, and was on the stall floor crying for attention.  I quickly picked up the little guy before he got trampled and put him in a temporary box.  I noticed one of the nests had broken loose from one of the joist and had tipped.  I was goi...

This post is dedicated to all those city folks out there.  On 05/26/07 I awoke to find the birth of an a-maize-ing plant, commonly referred to as corn. This is an update as to the growth over the past 4 days and some additional information concerning this a-maize-ing plant.  We have had some great growing weather the first four days.  It has rained in the morning and sunny in the afternoon, which is perfect for the plants initial stages.  As you will see in the pictures the plant has more than quadrupled in size and the field is starting to turn all green.  As the corn continues to grow the less and less rain it will need because the plant likes it hot and dry. Day 1Day 2Day 3Day 4As you can see the field is starting to turn all green. My horse Copper is patiently waiting......lolBut my ...

This post is dedicated to all those city folks out there.  On 05/26/07 I awoke to find the birth of an a-maize-ing plant, commonly referred to as corn.  That's right I said corn, but before we go any futher, I know I am going to get ask; what does corn have to do with real estate?  Right?  Well, I say everything.  Corn is a commodity and the price of corn on the world market can dictate the economy.  When the economy is good so is real estate.  Corn is used in thousands of products, from our morning Wheaties to filling up at the pump. Depending on the yield of the crop, the price of the commodity varies greatly as does the products that are produced by the corn.About 6 days ago, the fields around my house in Belleville, Illinois were sown with seeds of corn. When I woke up this morning ...

What makes a house a home? That is a great question and is probably different for everyone. A house is just a house, a home is what I make of it. A house is just a small part of what I consider to be a home.  A house is a place that I store my memories.  A home is a comfort zone for all of my body's senses and insecurities.  I still call the place I was born my home. The house I grew up in is my home. When I visit friends or family that is my home. When I travel abroad, the United States is my home. When I am in another state, Illinois is my home. When I am in another city, Belleville is my home. When I am across town, my property is my home.I even have a home page on my website. For me, any location becomes a home once memories are in place, once a history has been established; be it a day or...

On November 29, 2006 the St. Louis area was paralyzed by an awesome breath taking ice storm, yet it was the creepiest freakiest night of my life.  It all started about 7:00pm when the temperature was just right above freezing and the rain began to fall.  The wind was howling at 30 to 40 mph and the temp was beginning to drop....fast; the rain turned to ice and began forming on everything especially the trees.   I live in the middle of approximately 450 acres of some of the most incredible land along the Mississippi river bluffs.  My home is surrounded by lots of trees, a 150 year old barn, horse stalls; all with metal roofs, lots of tillable farm land with huge woods and two lakes.Don't get me wrong, I love storms.  The incredible power of Mother Nature has always intrigued me, but this...
