For quite a while we have all been wondering why the banks are not taking the offers that we are bringing in on our short sales and taking so long to make a decision. Today I can honestly say it is about greed and I now have a perfect example as to what our banking system is doing to all of us. I have a wonderful townhome listed in Buffalo Grove that is a Short Sale and has been beautifully updated. When I look at the comparable sold properties in this subdivision as of today they are all priced in the low $200,000 range with only one sale in the past 12 months.  Buffalo Grove Real Estate Market Update - First Quarter of 2010 Great news!  These are real signs finally that  Buffalo Grove real estate sales are on the upswing. Don't' get me wrong, - this does not mean that prices are going up yet... but I think that they will creep up relatively soon in certain price ranges.    In  the first quarter of 2009, 29 homes sold in the first quarter and in the first quarter of  2010 43 homes sold.  That's a huge increase! Although the average selling price decreased from $346,641 to $335,495 this is probably due to the number of short sales and bank owned properties in Buffalo Grove.  The average days on the market in Buffalo Grove is also decreasing and those homes that are staged and price right, you  better hurry or you will miss out on buying your dr...

Wednesday was the first day of the  Chicago's Golf season.     The weather was absolutely  beautiful  and many serious golfers in the Buffalo Grove area were seen at the links.  Serious golfers in the Buffalo Grove area  were playing, Thursday and Friday also.  Why weren't they at the golf course on Saturday? I'll tell you why...  It was snowing!    One day the weather was 65 degrees and sunny, the next day 30 degress and snowing.  That's Buffalo Grove weather- oh well!  Although  I was busy with an out of town client  and couldn't play golf this week, I'm really looking forward to hit the links the next time  the weather in Buffalo Grove is above 60 degrees.      Golf is the time that I'm able to spend time as close to nature as possible. I can experience lush green grass, beautiful fl...

Why is the Buffalo Grove median price decreasing in February of 2010?  The Median Sales Price in Buffalo Grove  in February was $195,148, down -21.9% from $250,000 in February of 2009 and down -21.9% from $250,000 last month. The Average Sales Price in Buffalo Grove in February was $226,640, down -20.8% from $286,333 in February of 2009 and down -15.8% from $269,294 last month. Why aren't the  median sales prices increasing in Buffalo Grove?...  One reason and one reason only...  the number of  Short Sales and Foreclosures is substantially increasing.
