August 2012 sales were at a mid level compared to August of 2011 and 2010. August YTD sales of 201 are running 10.4% ahead of last year's year-to-date sales of 182. The Median Sales Price in August was $420,000, equal to $420,000 in August of 2011 and up 33.5% from $314,640 last month. The Average Sales Price in August was $432,225, down -8.1% from $470,242 in August of 2011 and down -2.1% from $441,470 last month.
