From time to time I post detailed home sales information for cities and villages within Goshen Realty Group's market area. Those posts allow us to zero in on Edwardsville, Glen Carbon, Collinsville, Maryville, Troy, Granite City, Bethalto and other areas of interest to both buyers and sellers. This post takes a look -- via the graphic below -- at the entire Southwestern Illinois Regional MLS service area in the counties of Madison, St. Clair, Macoupin, Jersey, Monroe, etc. These figures remind us that sellers must price their homes competitively from the beginning of their time on the market and must be realistic about the number of days their property is likely to remain on the market before attracting a buyer. If you have questions about your Southwestern Illinois home, send an email ...

Looking for a flavorful day out with friends or family this season? Just a short drive from St. Louis' Illinois suburbs, there's a place that is the very definition of authentic St. Louis -- Soulard Farmers Market. Located at the corner of 7th and Lafayette, just south of downtown St. Louis, it's the oldest continously operating market west of the Mississippi River. Vendors have been selling their wares on this site since 1779. The land was originally owned by Antoine Soulard, a French citizen who was employed as a surveyor for the King of Spain, soverign of the territory we now call St. Louis. When Soulard died, his land passed to his wife, who donated it to the city of St. Louis with the stipulation that it remain a public market in perpetuity. Many of the produce vendors who staff th...

As we zoom toward the end of the year, my Goshen Realty Group partner, Kristina, and I have been looking over our closed transactions to spot our business patterns and figure out how to build on successes for even better years in 2010 and 2011. We want to know who are buyers are and where our next buyers are coming from. In recent months, we've seen a surge of buyers in our territory -- St. Louis' southwestern Illinois suburbs -- coming from a specific group: young, single men buying their first homes. These savvy buyers with good jobs were under 30 years of age and all of them understood that -- given their incomes -- throwing money away on monthly rent for any longer than necessary was foolish. They have made up 25 percent of our buyer business. Married couples have made up 33 percent...

Yes, I know little flash-frozen ice cream pellets might not be everyone's idea of a gourmet food experience, but I found the idea of a free-standing Dippin' Dots store that just recently opened in Edwardsville too interesting to resist. Dippin' Dots is typically found served from a cart at stadium events. Here in the St. Louis region, the Edward Jones Dome, Busch Stadium and Scottrade Center (or as my husband -- who has refused to follow its many name changes -- calls it, "that place they play hockey") all have a DD vendor cart. It also is ubiquitous at attractions such as Six Flags theme parks, zoos (including our own Saint Louis Zoo) and any place you see families gathered for a day of fun. For those of you who haven't experienced a Dippin' Dot, here's a litle background on the compan...

Click here to see a list of homes for sale in Edwardsville priced between $100,000 and $150,000. Some homes in the very lowest price ranges in any community may be listed as needing some "TLC," or "tender loving care." That's generally a kindly shorthand for "fixer-upper home." Many will require mostly cosmetic changes and some need more extensive repairs. Only you can decide how much ef...

What started as an innovative company town is now one of the most popular residential neighborhoods in Edwardsville, Illinois. The Leclaire neighborhood exemplifies the "look" of Edwardsville with its frame or brick homes, many of which were built in the Craftsman style. The area is always on the radar of potential buyers who ask us to let them know as soon as the neighborhood's properties hit the market. Here is a list of homes for sale in the historic Leclaire area of Edwardsville. Founded in 1890 by industrialist N.O. Nelson, the Leclaire area was named for the Frenchman who developed profit sharing and inspired Nelson to create a place where his workers could experience the best possible living and working conditions. The model town he built provided easy-to-afford housing, a park f...

Wide, tree-lined and dotted with lovely homes, St. Louis Street marches through the heart of Edwardsville, Illinois and into the hearts of most residents of the Land of Goshen. Buyers often ask us to keep an eye out for properties as they become available on or near this lovely neighborhood. Here's a link to properties that are currently for sale on or near historic St. Louis Street. Originally a farm road, the street was renamed Fairgrounds Road when a long-forgotten agricultural fair site was built on the outskirts of town. Later the thoroughfare became known as St. Louis Street. Edwardsville began seeing the construction of stately homes along the route as early as the 1850s. Today, the homes along the street reflect popular architectural styles from the Victorian period through more...

For over 90 years, the city of Edwardsville has been host to a spook-tacular Halloween parade.  The parade is one of the biggest in Madison County and features marching bands and more than 100 floats this year. The parade starts at 6:30 in downtown Edwardsville.  For the first time in weeks, the weather forecast does not call for rain - so be sure to arrive early to find a parking and a great spot to watch.  The parade will begin at Lincoln Middle School and run north to St. Louis street and then onto Vandalia and Main. According to the Ed-Glen Chamber, this year's theme is "Celebrate The Season". You can find out more information about the Halloween parade by visiting EdGlenHalloween.com  Here you'll find a parade program and parade line-up. From all of us at Goshen Realty Group and RE...

Here at Goshen Realty Group, we love our four-legged mascots.  We've got the bases covered when it comes to pets of both the feline and canine variety.  (Our resident dachshund, Missy, is pictured below.)  In fact, our brokerage RE/MAX Preferred Partners does a lot of work on behalf of ARRF in Southern Illinois.  Check out their website for more info. There is an old saying in the real estate business that goes "If you can smell it, you can't sell it."  Now this doesn't just mean pet odors - but odors of any kind.  Everything from smoke to air fresheners, mildew, must, scented candles and even food smells (pleeeaase don't cook fish or garlic the day before a showing) can turn off a buyer.  Believe it or not, smells are a reason for a buyer to offer you a lower price for your home. The p...

We'll get to the house selling thing I mentioned in the headline in a minute, but here's something that's just for fun. I took a Facebook quiz the other day titled, "How Edwardsville are you?" The result came back as, "Mayor Neibur." It judged me with this statement: "You are Mayor Niebur. You are a lifelong resident of Edwardsville and have served 5 terms as mayor and have done a great deal of good for the city. Unfortunately, you are not as Edwardsville as Preach..." That made me laugh and made me think about my own list of things that make you truly an Edwardsvillian. It's really a lot more than being born here...or moving here as a toddler...or coming here for college and never leaving as I did. Note that some of the items on this just-for-fun list will only make sense if you're an ...

In an on-line poll of it agents and brokers, RE/MAX has asked real estate professionals to weigh in on what would make the most positive difference in the market right now. The answer that rose very clearly to the top was the creation of a tax credit for all homebuyers. The streamlining of short sales and a renewed tax credit for first-time homebuyers followed as the number two and three suggestions. Here's the way the poll responses look to date: Tax credit for all homebuyers                 63.37% Streamlined short sales                         17.23% Renew first-time homebuyer tax credit    12.28% Foreclosure moratorium                          1.19% Lower interest rates                                2.77% Jumbo loan availability                           2.97% Higher conforming loa...

Can you smell the luscious cloud of sweet buttercream blanketing Edwardsville, IL?  It's likely coming from the newest specialty shop in town -- The Cupcakery.  Located at 1057 Century Drive off 157 near Quiznos, the newly opened gourmet cupcake bakery is offering sinful selections today, including Confetti (Vanilla Buttercream on French Vanilla cake); Tuxedo (Vanilla Buttercream on Dark Chocolate cake); Peanut Butter Cup (Peanut Butter Buttercream on Dark Chocolate cake); and Red Velvet (Cream Cheese Icing on Red Velvet cake). During my lunchtime visit I chose a Tuxedo and a Red Velvet for myself and my husband and complemented the two with a Pumpkin -- one of the bakery's changing seasonal offerings. The taste? Magnificent -- deep and rich. Everything the beautifully decorated little ...

We all know that searching for homes from a computer is one of the greatest benefits that have grown out of the Internet (and it just keeps getting better.)  But just driving around looking at homes is equally important and popular.  Did you know that starting today you can combine these two common activities in your home search?  I have purchased and set up home information for my clients to receive on their cell phones!  (And if you are reading this, it's available to you too - and it's free!)  Imagine pulling up in front of a home that catches your eye and wondering about the price, or the details.  No more trying to call the number on the sign, getting a sales pitch (if anyone answers), or trying to reach your agent.  Just punch a button on your own cell phone and get the answers in...
