What does it cost to refinance your loan? I was very excited when I read this post from a Facebook friend: There's a site called Spokeo.com that's a new online USA phone book w/personal information: everything from pics you've posted on FB or web, your approx credit score, home value, income, age, etc. You can remove yourself by first searching for yourself on their site to find the URL of your page, then going to the Privacy button on the bottom of their page to remove yourself. So, I went online to check it out and discovered that people had to pay to get my info!  I removed myself from Spokeo.  I followed these simple steps: 1. On my annual visit to the doctor, I am reminded that if you want to leave your customers in the dark, start using acronyms!  Here is a list of common real estate acronyms and terms - don't want to leave anyone in the dark! BPO - Broker Price Opinion:  Usually ordered when a borrower is behind on payments or facing foreclosure.  These are drive-by opinions if the property is occupied. HOA - Home Owner's Association:  This is the neighborhood association responsible for enforcing all neighborhood rules and regulation, and responsible for collecting all HOA Fees.  As a homeowner in your neighborhood, you elect these people. Why the need for Earnest Money anyway? Earnest money is given by a home buyer at the time the offer is made - this shows the seller the buyer is "earnest" or sincere about the offer they are making. So, how sincere do you want to think the seller you are?  Once your offer is accepted, you now have a binding contract.  Your check is cashed and deposited into the escrow account indicated on your contract. (Beware:  It may not be your agent's brokerage escrow account!) The problem with earnest money is that each state has very specific real estate license laws about how and when earnest money can be removed from an escrow account once it is deposited.  IF you close on your purchase, the earnest money will be credited to you at closing.  No problem, right?  But, what happens if you don't' ... 12/28/2010

Short Sale:  A short Sale occurs when a home is sold for less than what is owed on the property.  The need for this type of sale usually occurs when the borrower has suffered a significant pay cut and can no longer afford the payment.  Job loss and pay cuts often facilitate an out of town or state move as well, which will also create a need for a short sale. Where to start:  1. Your loan does not have to be delinquent or in default.  As a matter of fact, it is better for you to contact your lender and list your home for sale before you get behind on your payments.  The sooner you sell, the better.  Preserving your credit and future buying power is paramount! 2. Love this story and just had to share - Merry Christmas to all! The brand new pastor and his wife, newly assigned to their first ministry, to reopen a church in suburban Brooklyn , arrived in early October excited about their opportunities. When they saw their church, it was very run down and needed much work. They set a goal to have everything done in time to have their first service on Christmas Eve. They worked hard, repairing pews, plastering walls,painting, etc, and on December 18 were ahead of schedule and just about finished.  On December 19 a terrible tempest - a driving rainstorm hit the area and lasted for two days.  On the 21st, the pastor went over to the church.His heart sank when he saw that the roof hadleaked, causing a large area of plaster about 20 feet by 8 feet to fal... 12/23/2010

Today, I enjoyed a wonderful lunch with friends at Miss Daisy's Tea Room!  What a time we had!  We started off with wonderful Cinnamon Tea - so fabulous it needs NO SUGAR, then we were treated to Christmas Soup (spinach, sausage, etc... YUM!)  After that, we were given these amazing, and I do mean amazing blueberry scones with a special butter - it all melted in our mouths.  The next course was the sandwich tray where we were served three sandwiches each:  one was warm spinach / artichoke on rye, then a delicious radish / cream cheese sandwich (oh my gosh - my fav, I think) and finally a very tasty chicken salad sandwich.  Feeling I was about to pop and unable to eat another bite, I quickly changed my mind when I saw the dessert tray that had a chocolate pistachio cake, topped with whip... 12/22/2010
