•1.       Payoff any current liens, ie: 1st and 2nd mortgages.  Remember that the payoff will be higher than the current balance shown on your monthly statement.  This is due to the fact that your monthly interest in collected one month in arrears.  That means the January payment pays December interest.  Additionally, your lender may charge you one month's additional interest as a pre-payment penalty.  Some lenders charge pre-pay penalties as high as 6%.  Look at your promissory note to determine if a pre-payment penalty will apply.  To be on the safe side, when you put your home on the market, you should send a letter to your lender informing them of your intent to pre-pay your note and request a payoff.  IF you will be charged a pre-payment penalty, it will be reflected on your payof...

"Okay, I am not blogging today because I am cleaning off my desk!"  Well, that's what I said, but after I got into the cleaning, I was inspired to blog about the art of cleaning off your desk. THE RULE 1.  Throw it away! What does it cost to refinance your loan? I was very excited when I read this post from a Facebook friend: There's a site called Spokeo.com that's a new online USA phone book w/personal information: everything from pics you've posted on FB or web, your approx credit score, home value, income, age, etc. You can remove yourself by first searching for yourself on their site to find the URL of your page, then going to the Privacy button on the bottom of their page to remove yourself. So, I went online to check it out and discovered that people had to pay to get my info!  I removed myself from Spokeo.  I followed these simple steps: 1. On my annual visit to the doctor, I am reminded that if you want to leave your customers in the dark, start using acronyms!  Here is a list of common real estate acronyms and terms - don't want to leave anyone in the dark! Why the need for Earnest Money anyway? Earnest money is given by a home buyer at the time the offer is made - this shows the seller the buyer is "earnest" or sincere about the offer they are making. So, how sincere do you want to think the seller you are?  Once your offer is accepted, you now have a binding contract.  Your check is cashed and deposited into the escrow account indicated on your contract. (Beware:  It may not be your agent's brokerage escrow account!) Short Sale:  A short Sale occurs when a home is sold for less than what is owed on the property.  The need for this type of sale usually occurs when the borrower has suffered a significant pay cut and can no longer afford the payment.  Job loss and pay cuts often facilitate an out of town or state move as well, which will also create a need for a short sale. •1.       Start on your income taxes (ugh!)  This way, if you have to pay on April 15th, you will know how much money you need to make between now and then! •2.       Clean all old/unwanted photos off your computer and camera! •3.       Remove all closed and expired files from your computer by converting to digital and storing (5 years mandatory for the state of KY) •4.       Clean out your email boxes.  I find the easiest way to do this is to sort by "from; alphabetically" in your "inbox".  This way you can easily delete multiple emails at once that don't need to be saved.  Save all emails pertaining to a real estate transaction - even one that did not close.  You never know when someone might file a complaint with the Real Estate Commission.  KY Real Estate License law requires you p...

Love this story and just had to share - Merry Christmas to all! The brand new pastor and his wife, newly assigned to their first ministry, to reopen a church in suburban Brooklyn , arrived in early October excited about their opportunities. When they saw their church, it was very run down and needed much work. They set a goal to have everything done in time to have their first service on Christmas Eve. Today, I enjoyed a wonderful lunch with friends at Miss Daisy's Tea Room!  What a time we had!  We started off with wonderful Cinnamon Tea - so fabulous it needs NO SUGAR, then we were treated to Christmas Soup (spinach, sausage, etc...
