The spring market is definitely heating up in Medway.  There are currently 18 single family houses under agreement waiting to be sold.  That includes one that just went under agreement in the last 24 hours.  In addition to that there are 7 single family homes flagged to go under agreement.  With the exception of one of them, all of those homes have been on the market less than 30 days.  Two of those homes were on the market less than a week.  This tells us that serious buyers are closely watching the market and are acting quickly when the right house hits the market.  In addition, we are seeing a lot of activity from first time buyers who want to take advantage of the $8,000 First Time Home Buyers tax credit.  They want to make sure they find a home before the end of November 2009 deadl...

Currently there are 67 single family homes on the market in Medway.  The houses have an average list price of $523,622 and an average market time of 190 days.  There are 9 properties available for $300,000 or less. On the upper end of the scale, there are 8 properties listing for $800,000 or more, four of which are new construction to be built.  There were four new properties that came on the market this week, one of which is already under agreement.  They range in value from 350,000 to $499,000 and they are found on Summerhill Road, Lakeshore Drive, Temple Street and Curtis Lane. UPDATE - No New Hours for Medway Schools In a previous blog post - http://activerain.com/blogsview/986945/New-Hours-for-Medway-Elementary-Schools - I wrote how the school board was going to change the start times for the elementary grades in September. The Milford Daily News is reporting that due to overwhelming parent feedback the school board has decided to hold off on changing the start times.  That means that school will begin in September with the same schedule as it has been maintaining.  Instead of changing the start times the school board will evaluate "reconfiguring where grades are housed." The Medway Recycle Center is a real recycle center in every sense of the word.  Each year, besides the usual trash items, they take your leaves and branches and other dead vegatation and they recycle it.  The Medway Recycle Center turns your leaves into compost.  The compost in turn becomes rich soil full of nutrients.  That soil is available to Medway residents free of charge.  The next time you need some soil for starting your seeds, to enrich some poor soil or even for potting plants - think of the Medway Recycle Center before you head off to the local hardware store.  But when you go be sure to bring your own bucket and shovel.  Those items will not be provided for you.  Also be sure to double check their hours of operation. This past Saturday morning I sent an email to my contacts in Medway letting them know about a high end house that recently went under agreement very quickly in a popular neighborhoood. I also notified them about a brand new listing - a foreclosure - that would not be on the market long.  I want to announce that just 5 days later that particular house is already under agreement. Things are heating up in Medway, Massachusetts!  11 new properties (8 single family homes and 3 condos) have come on the market in the last 7 days!  That's a great sign.  That means more houses to choose from in your house search.  The home prices strike a broad range as well from as low as $259,900 for a split on Lovering Street to $800,000 for a beautiful colonial on Broken Tree Road.  If you have any doubt that the market is starting to turn consider this: 1) house prices are at an all time low 2) interest rates are at an all time low 3) the first time home buyer credit puts $8,000 in the pocket of qualified buyers The smart buyers have responded and are entering the market before the deals disappear.  If you try to  time the market you might miss it completely.  Get out and see some...

As I hinted at in my last report a number of houses sold in the last seven days.  I'm going to spend a little time recapping sales year to date for the start of this report.  In the last week 5 houses have sold in Medway.  The first was the property at 189 Main Street.  This is an antique that is known as the old tannery.
