Not everyone has a choice of when to move. There may be age or health concerns that affect when you sell.  There may be a loss of a spouse or caregiver. There may be family too far away that you are not able to stay connected. There may be financial challenges when you don't have a choice, and there comes a time when a move is a necessity.Changing homes is not easy at any time, but as people age, there is more of a challenge: so many questions and so many concerns. Is your home set up to 'age-in-place? Is it safe?Is it accessible, preferably without stairs? Is a ramp or stair-glide possible? How is your general health? How is your mental health and memory? Are you thinking ahead of five years?Consider some choices: move to an apartment,  buy a condo, check out a 55 plus community, or a se...

What's it like to have a home in two different counties like Baltimore City and Baltimore County. There are properties that part is in the city and the other in the county. Over the years, I have sold more than a handful of these listings. And it is always interesting. The topic, brought up on this past week's radio show, created a discussion from the listening audience. Questions came upWhat about schools?Where do you pay taxes? When is trash day?Which library? How about a neighborhood pool?A senior center? For the school situation, my experience has been that there is a choice. Since you are paying two tax bills and have two tax IDs, you have a choice, just like voting. I have always taken these "on the line" properties as a positive. Maybe your job requires you to live in the city, but ...

Safety First Always!Chris Ann Cleland inspired this post. Her title ''Think You Are Safe Because You Work Strictly By Referral?''This reminded me of a call received a few years ago. The potential buyer wanted to see one of my listings, and he wanted to see it at 8 PM. Not a chance! I declined his request. Note: I did not know this person. It was dark; the house was vacant and on a wooded lot—more than enough reasons to deny any last-minute showing. And then came his mocking/sarcastic questions:  "Why won't you show me this house?  Are you afraid of the dark?"My quick reply: "No, Sir, I am not afraid of the dark, but.. I am afraid of you!"  I will be happy to set an appointment during the day with a Realtor® of your choice. What time tomorrow would you like to see it? He showed up the n...

The first question about a listed home is almost always:  How many bedrooms and how many baths? The bath numbers don't change but think about the other rooms.  How many rooms do you need that have to have a bed? Should you say the house has five or six bedrooms, you may get a response...oh, that house is too big!Time for more questions. How many will live in the house? How many rooms do you need? How many rooms are needed for sleeping? I have seen three-bedroom houses, and two of those bedrooms have three bunk beds. Yes, that house could easily sleep eight. But "bed" rooms are used for many other activities other than sleeping.  How are your rooms going to be used? There are times when only one person will be occupying the home but needs so much space. Think about how you are going to use...

I have been looking for a  Greene Tree Condo in Baltimore County, with a first-floor owner suite and a double garage for quite a few months. My buyers have been wonderfully patient, but today they asked permission to take matters into their own hands. In my search for this property, I have been running an ad, blogging, placed a call to the property management, and talked about this property on my weekly radio show.My buyers made up this flyer to distribute in their desired neighborhood. Finding a home for buyers in this market takes a bit more than waiting for one to hit the MLS. Thinking of selling your homeCall Margaret Rome

Families often choose to move to a new home during the summertime so their children can feel at home in the new place before school starts. It makes good sense to give kids the chance to settle in before taking on the challenges of a new school, no matter what their ages. Many years ago, my very special clients, Keith and Kim Holmes shared their tips for making a move easier on your children. Here are a few of their ideas: ''Most important – LISTEN. Children will give you all kinds of signs. Take care to be in tune with their feelings, fears, and concerns.   Be sensitive to their wishes. You will have hour-on-hour of “new house” discussions, and there will be times when they don’t want to be involved.   Make sure to involve them, especially in decisions that affect them. Let them choose ...

Over the years, I have listened to so many buyers and sellers about their wants and needs. I have heard sellers say their homes will be hard to sell because of a perceived deficiency. It may not be so.Always ask and don't assume. A dozen assumptions in real estate:  -Everyone wants a Single-Family Home-Everyone wants Central Air Conditioning-Everyone wants Public Water-Everyone wants A Finished Basement-Everyone wants Gas Heat-Everyone wants a Brick House-Everyone wants a Side Loading Garage-Everyone wants a Fireplace-Everyone wants an EOG townhome-Everyone wants an Inground Pool-Everyone wants a Lawn-Everyone wants a Quiet Street  For each of the dozen perceptions above, I have a story to tell.  Just ask. Please don't assume!Questions about buying or selling a homeCall Margaret Rome

My special sellers held an event at the home they are selling.  With their large family, including four sons, wives, a bunch of grandkids, and great grands, this couple opened their home, and so many came. I stopped by  Sunday after my radio show to see this wonderful home filled with beautiful happy people. The purpose: a Giving Away Party! Everyone could choose from many cherished items, and they all got fed lots of wonderful home cooking. What a terrific reason to have a party! The house was filled with laughter, photo-taking, story sharing, making memories, and helping Grandma and Pop lessen the stuff that needed packing, moving, and giving away.  Have you ever thought about how we pay others to throw our stuff away? Think of all the organizers, stagers, haulers, and others who, fo...

What will you do to sell my home? That's the question a seller wants to know from their REALTOR®Hopefully, more than the three Ps. 1.Put it into the MLS2. Place a sign on the property 3. Pray  In addition to putting the property on the MLS (Multiple Listing System), making sure it is on numerous websites, professional photography, and taking each call to answer questions and set up appointments, HomeRome will be doing various additional marketing.   As you can see above, we will talk about your house and all the special features on my live weekly radio show. You may call in, and we can discuss your property. This way, your home has more exposure to the general public. Blogging is part of my marketing to tell about your home, neighborhood, and unique features.  And sometimes, I combine t...

Buyers are thinking and hopefully saying things like...'We have to think about it. We want to come back and see it in the evening or in the rain. We would like for our parents to see the house. I would like for my contractor to take a look at the property.' In the past, we have all made accommodations for buyers to see a prospective new home on more than one occasion. Purchasing a new residence is a huge decision, not to be taken lightly. But this past year, in a blazing hot frenzy of a market, that is precisely what has been happening. Contracts are written on-site, accepted, or rejected within the same day or held for multiple offers. Buyers, many times, have had to bite the bullet and make an offer within a few hours. They are "forced" if they want to buy right now to make these off...

There is a little change.More homes are hitting the market, and there is not as significant a shortage of inventory that we have been experiencing. I do not see the multiple, way over asking offers.  Homes are still selling well but maybe not as fast—good news for the buyers who have been patiently waiting to purchase. And perhaps, they don't have to make an above offer, forego a home inspection and waive an appraisal. All three things that I don't like to see buyers go for.     It's good to see the market opening a bit for buyers—slight changes with more homes on the market. I still have numerous clients ready to buy who have been scared away from this market. By being patient, we are going to see more buyers succeed in the market.  So many are ready and qualified, but they need guida...

Many years ago and long before real estate, we had experienced "swarmers," some people call them flying ants. They usually show up in the spring and are a sign of termite activity. Each time we had these " swarmers," we were left with a gazillion wings!  Each time we had a different pest company inspect, we had a treatment that ranged from drilling holes around the house's perimeter and in the basement and garage. Each time we were assured that would be the end. We continued to investigate. -We had a wood deck covering a concrete porch, wholly removed, thinking that was the source.-We opened a wall on the outside of the house, but that revealed nothing. It was not until we had replacement windows installed that we found the evidence. Removal of the front window showed the tell-tale si...

It was Sunday, and it was after 12 noon, and I was live on the radio. Calls were coming in, along with texting of questions.    I have found from the calls I receive during the week; more folks are shy or just not comfortable talking live on the radio. But these listeners have no problem, thank goodness, calling and asking real estate questions all week long. Many of these calls would be ideal topics for the weekly live broadcasts.  Light bulb moment  So when I give out the call-in number, I also give my cell number and tell the audience they can text me during the show. And it's working!Yesterday's show was lively. I was talking about my new listing, taking calls on the switchboard, reading texts, and seeing an email notice, all at the same time. One of the callers asked about this "s...

For the past fifteen years, I have been an ActiveRain member and active blogger. Each day, I learn something new, share something I've learned, and connect with a member, buyer, or seller through my blogging.  When asked if I am too busy to blog? My answer is maybe I am busy because I find the time to participate. Over the years, I have found how well this platform is working. And it is more than just blogging. I am using the information and topics on my live Sunday Radio Show, ALL ABOUT REAL ESTATE.  When I write about a new listing or a  home's unique feature, a smooth transaction, a bit of turbulence before settlement, I can share that same information with the listening audience.  Recently I have suggested that the listeners text their questions during the show. Many calls during ...
