 So many transactions make me feel good. Every listing and every seller is my favorite at the time. Recently had a wonderful transaction with a listing and buyer on the same home.  A call this week from a home owner with the good news "We are definitely using you as our agent to sell our Baltimore house."  That is a nice way to start a conversation!  They continued by saying....'' We know that February is a terrible time to sell and we will be waiting until Spring."  Whoa...says who?I have made this statement before: 'The best time to sell is when you and your house are ready. '  Then I ask: 'what are you plans?' They  just purchased a home in California that won't be available until June. So okay they have some time.  Baltimore is having some severe weather. Temperatures have been in the teens with lows in the single digits and wind chills below zero.  It has not stopped several showings today. Thank goodness the properties  had garages.     Frequently get this question. How do I sell my home when I don't know where I will be moving?They are very concerned about the move. It could be an illness, an elderly parent or some other reason why a second move would be more than inconvenient. An experienced agent might want to discuss the idea of a reverse contingency.  It is important to know a client's motivation. Are they ready to sell? Located at 25 Hooks Lane just off the Beltway Exit 20...this new Deli is lively, noisy, delicious and has a wonderful array of  salads, smoked fish, corned beef, huge  sandwiches, bakery items, a pickle bar and lots of friendly staff. Talk about feeling welcomed... this is the place.I stopped in with Maxine, my radio guest on today's live show and we were greeted like celebrities.  Living in the Baltimore area, it is really convenient to have a garage to deal with our four seasons and for the security it affords us and our automobiles. mrome@homerome Some of the sweetest words I've heard in real estate...Clear To Close! I got that phone call today from the lender. It was not a loan I was worried about but still those are mighty nice words. It doesn't mean that your house is sold but it is certainly reassuring. The first thing I did was call the buyer to explain what this means. The next call was to the seller, who was in the midst of moving. I shared those three words 'Clear To Close" and proceeded to explain why this is an important step in the transaction. The home inspection had been signed off on, the appraisal came in with the value, the funds needed have been verified and closing date has been scheduled. Now there is only the waiting time...less than two weeks. That's when   the sellers will deposit their procee... 12/07/2017
