If you have purchased a home you have been required by your lender to provide title insurance. That mystery thing called title insurance that seems to be a big cost can save you a lot of money when ownership or other property issues arise from a purchase. The other words that are rarely talked about is the chain of title.  This means the title company looks at the previous owners to make sure your ownership in the property is transferred clearly to you.  The lender wants to make sure you have ownership too since you are using the home and land as collateral for the purchase. They finally listened to me and I got them offers.....I have been talking to my client the past few months and trying to convince him that his selling price is too high.  Yes, I know the property is his mother's (she passed away last year) and yes, I know she made many improvements to the property (totally new kitchen, all new windows, etc.) and yes, I know that you think it is worth more than any other property around.  I told him I understand the sentimental value attached and that I understand he thinks it out values every other property around.    We've had 25-30 showings with no offers...no offers of any kind.  So if it is all you believe it to be why are we not getting offers?  Again, I go to my client and tell him he needs to rethink the price.  FINALLY, he agrees to listen to me... 05/31/2008
