Lake Taneycomo is located in the Ozark Mountains of Missouri, between Table Rock Lake and Bull Shoals Lake. Formed in 1913 with the completion of Powersite Dam, Lake Taneycomo stretches from Table Rock Dam to Powersite Dam and passes through the towns of Hollister, Branson, Powersite, Rockaway Beach, and Forsyth. Because Lake Taneycomo's water comes from the bottom of Table Rock Dam, it is a cold water lake with an average temperature of 58 degrees. These cool waters are stocked annually with rainbow trout and many consider it a world-class place to fish.  The origin of the name of Lake Taneycomo is interesting. According to Taney County Commissioner Jim Strafuss, there’s a possibility Taney County could receive a multi-million dollar, federal grant to help finance a road to connect Hollister and Kirbyville. In September of 2009, Taney County submitted a grant application to the U.S. Department of Transportation. This grant targets large construction projects with cost between $20-$300 million. However, Strafuss said the review committee is focusing on smaller projects, in the $20-$30 million range. Taney County applied for $20 million. In April of 2009, voters decided against a sales tax that would have funded the connecting highway. Officials hope to receive news on the grant this month.

The Missouri Department of Conservation now publishes Xplor, a FREE magazine for kids, ages 8 to 12, who are Missouri residents. The magazine is nature oriented and "brings you eye-popping art, photos and stories about Missouri's coolest critters, niftiest natural places, liveliest outdoor activities, and people who make a living from the wild" as described on the web site. It is printed six times a year and it's easy to sign up by visiting the Xplor web site. Enjoy your outdoor adventures!

Construction is in the future for Branson's City Hall. The Branson Board of Aldermen recently voted to allocate $300,000 to expand part of the police department and the city's municipal court offices.  Of the total expenditure, $27,000 will be used for an architectural firm to design the project. City officials expect to start and finish the project in 2010. The city has seen a 144 percent increase in the number of court cases, thus the need for more room and employees to handle these cases in the municipal court.

Nice area of Table Rock Lake. Although it is hard to tell in such shaded pictures. This was just posted this week for $279,000. There's probably some boat slips or a launch near by. I don't know much about it but would like to take a look!

According to the local MLS, Branson single family homes sales last month totaled a whopping 11 homes sold.  The highest priced one sold for $$325,000 and the lowest priced one sold for $96,040 with a median price of about $135,000.  That is less than half the number of homes sold in December and lower in prices as well.  Condo sales were steady with the same number closing in January, 6, as closed in December.  The highest one sold for $367,750 and the lowest priced one sold for $38,000.  They had a higher median price of approximately $130,000, so at least there is some good news for the condo sellers from last month.   Market information for land, farms, and mobile-home sales as well as other local information is available by request.  Real estate is always local and there is no probl...

This home just came on the market this week in an up and coming neighborhood of new homes. We just got a really nice Sun Fresh Market and Dollar Store here in this area. If you are familiar with Branson it is across from Holiday Hills Golf Course and Resort. This house is only $174,900. Not so typical weather for the Ozarks right now. Usually the average winter temperatures for Branson, MO are around 40 degrees. This week it has been 0-10! Our tangled woods of oak and cedar trees are beautiful though, with every branch highlighted with snow. This was taken in my back yard yesterday. We should be getting more snow fall tomorrow. Be safe and stay warm everyone!

Branson Missouri Real Estate Market Report for December 2009 According to the local MLS, Branson single family homes sales last month total was 28.  The highest priced one sold for $489,900 and the lowest priced one sold for $44,500 with a median price of $180,000.  That is five less homes than November but slightly higher median price of $180,000 keeps it from being all bad news.  Condo sales were also down by the same proportion with 6 closing escrow in December.  The highest one sold for $132,500 and the lowest sold for $54,000.  They also had a lower median price of $80,000, so no real good news for the condo sellers last month. According to the local MLS, Branson single family homes sales last month total was 33.  The highest priced one sold for $1,275,000 and the lowest priced one sold for $74,500 with a median price of $175,000.  That is an amazing change from the previous months with one more than twice the number in October and a much higher median price too.  Condo sales were lower with 3 less sold last month to total 8 closing escrow in November.  The highest one sold for $200,000 and the lowest sold for $43,500.  They did have a better median price of $103,000, which is a good sign also.   The Taneycomo Bridge is on of Branson's Landmarks. It is soon scheduled to get a face-lift starting Dec. 7th. After this is completed, there will also be a roundabout on one end making the flow of traffic much better for the folks that live on the east side. Hopefully too, opening the way for more real estate to turn on the market! Looking forward to that. According to our local MLS' latest information, Branson single family homes sales last month were down 6 to only 16 total built on site homes sold.  The highest priced one sold for $314,000 and the lowest priced one sold for $90,000. The median price for these homes was approximately $160,000 again, a good sign because the medium price is unchanged. Condo sales were down only 1 with 11 units sold last month. The highest one sold for approx. $225,000 and the lowest sold for $35,000. That shows a stable median sales price in that local market too. The county and MO-Dot have been trying to come to an agreement lately on how to control traffic during the re-construction of the Taney Como bridge in Downtown Branson which was scheduled for December. The paper said this week that construction will begin immediately at the intersection of BB Highway and Coon Creek Rd. with new turn lanes to help with traffic. They will need this completed to accommodate the traffic from Branson to Hollister when Mo-Dot begins the bridge project. However, the county and MO-Dot have been in disagreement lately about speed limits and easements in front of Hollister Schools on BB. For now the county is still trying to negotiate with Mo-Dot officials. Time will tell how soon construction will really start. Hopefully soon, a new way to get from west to east ...
