Hi folks, Scott here, with another quick tip from my week in real estate.   If you’re planning on moving to a new home in the next year or even two, here are the first 2 things you should do to get ready for your move.First, call a realtor you trust and have them evaluate your home with you.  Second, if you’ll still require a mortgage for the next home, speak with a lender.     Okay, why these two things specifically?  Well, they work in concert with each other.  First, you need to know what your home is worth to the current market.  Also, if you are considering updating or changing any thing to “get ready to sell” a realtor can help you make more economical choices than you would on your own!  We’ve found that homeowners tend to choose updates they’d like to live with instead of update...

Recently, I was showing a home to a very nice client family.  The home we were viewing was very well cared for, and my clients were very impressed!     So, we went down to check out the finished basement.  It was very nice, with a wetbar in a back corner, two large bedrooms, and a walkout to a great yard.  I was taking a look at the wetbar when I noticed a certain glossy 5 x 7 picture of one of the sellers, right at eye-level.  This photo showed Mrs. Seller in full Mardi Gras revelry...but the outfit only included a couple of tassels on certain parts of her anatomy!  Shocked, I tried to strategically position myself in front of the picture just to make sure my clients weren't upset by it.  There's no reason to distract them from the home! However, about the time I was moving in front of...

Okay folks, here's a few tips from the field.  Showing and previewing hundreds of homes has given me some insight into what my clients like to see and what turns them off when they look at homes.  I don't think any of these will be surprising, but just in case you don't watch a lot of HGTV, here goes!- SMELLS!  If you're wondering if you should burn the vanilla flavor or apple cinnamon flavor candle, it doesn't matter...I'm not talking about you.  I have been in several homes this year that have such strong pet odors, especially dogs, that I almost gagged when I opened the door.  Big surprise, none of these homes have been of any interest to my clients.  If you're planning on selling, put on your big boy pants, ask a trusted friend to come over and make them tell you if your home stinks...

Home sales in Thousand Oaks Parkville Missouri are on fire! This continues to be the number one subdivision in the Park Hill School District. Add together the number of resales with the number of new construction and you have a total of 42 contracts closed in the last 180 days or 6 months time. New construction accounted for 15 out of the 50 total new homes sold in the Park Hill District overall. Tiffany Woods at Rose Creek accounted for another 13 of the total leaving very little for other subdivisions in the area when it comes to new construction. It is easy to why the Home Sales in Thousand Oaks Parkville Missouri have been so hot. When you have 700 homes you do not need a tremendous amount of turnover to show some good results in raw numbers. Also, when you have enough land to build...

Two story homes in Thousand Oaks, Parkville are the predominant floorplan in the subdivision. You will not find any splits whether you are looking for a split entry or a California or maybe even an Atrium. The 1.5 Story and the Reverse are sprinkled in with the 1.5 story gaining in popularity. The advantage to a Parkville home in Thousand Oaks with two stories is having the entire family contained on one level. Many parents prefer to have a bedroom on the same level with their children. In terms of safety whether there is a fire or an intruder you want to quickly assess your childrens whereabouts. As they get older you want to monitor their comings and goings.  Another factor driving desirability of the Two Story Floorplan in Thousand Oaks, Parkville is keeping all bedrooms on a differe...

Girls we all know that when we find a Stylist that does a great job you'd follow her just about anywhere! Well at least I would!  I discovered Chandra Kelso barely a year ago when I asked my broker, "Who does your hair, it looks great!" I was pleased to find out that this stylist was only about 5 minutes from my office and 10 minutes from my home.  What a find!!! From the first time I had "Chandy" do my hair it was evident to me that to this talented woman hair was an art! About three months ago Chandy moved to St. Martin in quaint little Parkville, Missouri.  A little artsy, craftsy area of the Northland where the 1993 flood levels were as high as my head.  Gasoline was heading to $4.00 a gallon and Parkville is nearly 20 minutes away from my home.... BUT I decided I couldn't live with...
