Hidden Hills Brandon MS ~ Market Report for September 30, 2015Home sales in Hidden Hills remain strong going into the fall season. Currently, there are 23 homes available for sale and three additional properties are pending. Ten homes have closed within the last 90 days; ironically sales were split down the middle between new home sales and existing properties.The average list price of homes currently for sale in Hidden Hills is $264,436. Prices range from $219,900 to $339,900. The average days on the market for closed sales is 77, while the average days on the market for currently listed properties is 123. Inventory is down slightly from a couple of months ago. Scotty's Tire & Automotive in Brandon Saves The Day!Let's face it -- no-one wants to be stranded due to car trouble, but to a Realtor, reliable transportation is essential. I was driving through Brandon today when suddenly I heard a series of loud beeps from my cars' electronic system. I was a few miles from a service station, so I navigated to the nearest parking lot to look at the owner's manual. I enjoy watching Sherlock Holmes movies and I enjoy having to do a little detective work during an inspection. This one, however, did not require much deduction. We offer seller inspections and participate in the Move-In CertifiedTM program through the International Assoc. of Certified Home Inspectors.  It would seem that this type of inspection would be a hot item in this buyer's market; however, seller inspections have accounted for only a small percentage of our business.    I have done web searches and found that the Move-In CertifiedTM  program is being used with success in other parts of the country, but, from my conversations with agents, it is unknown in my area.    So much effort is made to make a house stand-out from all the other houses for sale on the same street, why not have the home inspected before it is listed, correct any major defects and have a sign in the yard to proclaim it?  The house is going to be inspected anyway, and i...

St. Marks Fall Festival Provides Fun for All ~ Brandon, MS There is always something fun to do in the Jackson Metro area, especially during the holiday season. This weekend I took the grandkids to St. Marks UMC Fall Festival, and there were games for both the younger set as well as the older kids. Costumes were optional, although most children took the opportunity to dress as their favorite cartoon character or super hero. There were simple, easy games for the under 4 set, ranging from "Go Fishing", Bowling, Bean Toss, and Golf, to bull riding and Gladiator jousting for the older children. And there were space jumps for all ages. Of course, there were plenty of sugary sweets to go around, including cotton candy, ice cream, and cupcakes. The NW Rankin Cougars celebrated their 2010 Homecoming game with a pre-game parade Thursday evening. Both sides of Vine Street were lined with Cougar supporters and friends of NW Rankin School. The  parade's theme, "Classic Cartoons", featured the Cougars' marching band, NW Rankins' ROTC, and themed floats with plenty of throws and treats for the kiddies. The Seniors float was "The Smurfs", the Juniors float was "Scooby-Doo", Sophomores was "Batman", and Freshmen was "The Flintstones". NW Rankins' Homecoming Game against Greenville starts at 7 p.m. Friday night (October 22, 2010). The Homecoming Court will be presented at 6:30. NW Rankin Cougars have won seven games this season. The average days on the market for these five homes were 60 days.There were 18 new listings added to the market in September, bringing the total number of available homes in Castlewoods to 72.There are 10 homes under contract (either pending or with contingencies), and five properties expired (left the market) in September.Castlewoods market appears to be improving, since last month there were five closings, compared to three in September 2009. Following is a brief breakdown according to price: Price Range # Units For Sale <$100,000 11 $100,001-$200,000 129 $200,001-$300,000 48 $300,001-$400,000 24 $400,000+ 7 There were 19 closings in Brandon for August 2010, compared to 28 in August 2009, a 32% reduction.
